Our client is seeking a Purchasing and Estimating Manager with experience supporting residential high-end construction projects in Washington, DC. Job Responsibilities The Purchasing and Estimating Manager will be responsible for working with the company owner in developing quantity take-offs, plan / spec review for scope, sub / supplier RFPs, bid leveling and contract writing, to include: Consult with clients, vendors, personnel in other departments or construction foremen to discuss and formulate estimates and resolve issues Analyze blueprints and other documentation to prepare time, cost, materials and labor estimates Prepare estimates for use in selecting vendors or subcontractors Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates Prepare estimates used by management for purposes such as planning, organizing and scheduling work Prepare purchase orders, solicit bid proposals and review requisitions for goods and services Purchase the highest quality merchandise at the lowest possible price and in correct amounts Research and evaluate suppliers based on price, quality, selection, service, support, availability, reliability, production and distribution capabilities, and the supplier's reputation and history Distribute production schedules or work orders to departments and sub-contractors Read specifications such as blueprints to determine construction requirements or to plan procedures and coordinate with architects as needed Utilize purchasing and accounting systems to input received data and generate, distribute reports Oversee the development of construction cost estimate over various phases of a project in its life cycle Develop a basis of scope for bidding and estimating purposes using CSI Structure Prepare and provides estimating services which include conceptual, schematic, design development and construction level estimates Manage the preparation and coordination of bid documents, production, subcontractor and vendor pricing, subcontractor and vendor buyouts and project turnover to project manager Review drawings and bid requirements thoroughly Prepare accurate quantity takeoffs and materials pricing Develops RFIs and clarifications and ensure adequate subcontractor coverage Maintain open and cordial communication and good working relationship with project manager, engineer, architect and management team Specific qualifications for the Purchasing and Estimating Manager role include: Minimum of 10 years minimum experience in estimating and purchasing Bachelors (or equivalent experience) in relevant field, construction management degree a plus Experience using CSI Structure and Planswift for takeoffs Proficient in MS Excel and Microsoft Project; experienced with Builtools and ProCore a plus Exceptional attention to detail and organizational skills Local market knowledge required (DC metropolitan area) Established and maintained relationships with DC trade / sub-contractors Previous field experience building residential homes Experience with small to mid-sized developer / general contractors Experience in architectural drawing / drafting Build a better construction career with RealStreet and apply now!
