MAINTENANCE TECHNICIAN POSITION SUMMARY The maintenance technician will be responsible for performing general maintenance and repair of the apartment community. He or she must maintain and operate all mechanical equipment excluding those specifically designated for contract repair and service. The Maintenance Technician is under the direction of the Maintenance Supervisor. The right candidate must have strong HVAC skills specifically with heat pumps, strong trouble shooting skills, and a working knowledge of electric, plumbing, and appliance repairs. Qualified candidates must be able to follow an on-call rotation, be detailed orientated, perform necessary maintenance and repairs in units and be able to prioritize work as it comes in. They will maintain and inspect buildings/grounds/common areas and suggest repairs, perform preventative maintenance, and turn vacant units per company standards. Must have a valid driver's license and reliable transportation and have their own tools. They will also be able to lift 50+lbs and pass a background check (criminal and Drug screening). At least 3 years of experience within Apartment maintenance, or similar trades. High school diploma or general education degree (GED). May be required to work overtime, work outside, travel, be on-call or be available for emergency situations including weekends and holidays. Good oral, written and interpersonal communication skills. Attention to detail and good mathematic skills. Ability to work with others and foster an environment of team work. Manual dexterity and coordination needed to operate hand and power tools and equipment. Must be able to lift 50 pounds without assistance and a physical examination will be required.
