Property Manager - Commercial Office
Job Description Position: Property Manager - Commercial Office Buildings Objective: Manage a portfolio of Commercial Office Buildings in Northern Virginia by providing budgets, monthly reporting, on-site staff and vendor management and tenant relations. Job Duties: Duties include, but are not limited to: Develops annual property budgets; Regularly monitors the financial performance of the properties, making necessary changes in the operations as needed to meet and exceed performance goals; Ensures the proper administration of the rights and obligations of the landlord and tenant pursuant to the lease agreement; Ensures quality standards and management of risk through periodic building inspections; Reports accidents and emergency situations to ownership and prepares incident reports and insurance claims, if necessary; Manages maintenance and capital projects as well as tenant construction; Maintains lease summaries and rent rolls, coordinates rent collection, oversees miscellaneous tenant billings; Bid and negotiate vendor contracts; Manages tenant projects (contacts vendors, prices job, manages project and bills tenant.) Prepare monthly, quarterly and annual reports which includes financial statements, budget comparison worksheets and variance reports as required by ownership; Create and maintain proper property maintenance inspection protocol working with onsite staff to ensure that mechanical systems are in order functioning at maximum efficiency; Maintains safe and clean working environment by enforcing proper procedures, rules, and regulations; Ensures building, its machinery, appurtenances, property and equipment are in compliance with federal, state and local ordinances and regulations Contributes to team effort by accomplishing related tasks as needed. Education: Bachelor degree in Business Administration, Property Management is preferred or equivalent work experience. Real Property Administrator (RPA) and/or Certified Property Manager (CPM) preferred; LEED certification is a plus. Skills for Success: Ability work organize and coordinate work of others by setting priorities, goals and ensuring tasks are completed on time; Strong interpersonal and problem solving skills; Must possess and ability to manage multiple tasks and meet competing deadlines. Possess a working knowledge of commercial office building systems, including HVAC, Electrical, and Plumbing. Candidate should also have experience with GSA and Government leases. Proficiency in Microsoft office suite required. Real Estate License preferred.
