Under the direction of the Regional Manager and the Property Inspection Manager, the Property Inspector will coordinate and document all aspects of on-site inspections of properties in their designated portfolio. Maintain communication with the Office Manager and Contracting Services Coordinators in regards to on-site conditions and issues related to the management of the property and lease. Respond to all inquiries regarding on site conditions and inspections at the property. Property Inspector Key Responsibilities: Inspect, notate and document in a systemic manner all property features during surveys including interior, exterior, roof, HVAC, landscaping, drains, cleanliness, pet damage, occupancy, parking, smoke and CO detectors and appliances. Post all inspections to owners' and tenants' account. Update Contracting Services Coordinator and Office Manager on inspection results.Ensure onsite work orders are entered into the maintenance system of Propertyware for immediate response and action by the Contracting Services Coordinator in cases of health or dangerous issues found during inspections.Assure that the move in condition report has been completed prior to new lease start date and possession of the property.Communicate with owners regarding inspection results by posting reports to PropertyWare and owner online portal. Document noted tenant damage issues found during inspection with Office Manager for notification and resolution requiring immediate tenant repair/correction of the lease violation including verified documentation of completion of corrective action by tenant.Schedule inspections in response to notification from the Office Manager of HOA, condo or other formal notice of violations at the property received. Coordinate with the Office Manager on tenant or owner lease violations and notify Contracting Services Coordinator on any required repairs or remediation to resolve complaint. Requirements: High school diploma or equivalentMinimum three years of construction, inspection, or builder experienceIn-depth knowledge of housing construction and systemsMust possess an active real estate sales license in good standing OR be able to obtain one within 3 months of hireMust possess an active Home Inspector License or be able to obtain one within 3 months of hirePrefer experience with Propertyware, Maintenance Plus, and/or SnapInspect softwareInspection training certification preferred
