Maintenance Manager, Days

The George Mason University Office of Housing and Residence Life (OHRL) is currently seeking qualified candidates to apply for the Maintenance Manager, Days vacancy. Responsibilities: The Housing Maintenance Manager is responsible for assisting the Superintendent, Housing Maintenance (the Superintendent) in sustaining the appeal and physical integrity of the buildings in the Housing community at Mason. This responsibility includes identifying/coordinating/completing all repairs and general building maintenance requests as submitted through the Housing maintenance request system. This position is also responsible for overseeing and supporting building preventive maintenance (PM) and management of building turn processes in conjunction with the Superintendent, as well as order/maintain building supplies and equipment. The incumbent supervises the Maintenance Assistants as assigned and, as such, coordinates duty schedules, work assignments, time reporting, and other supervisory tasks for these employees, as warranted. Duties include, but are not limited to: * Assigns and directs subordinate employees in the proper execution of routine, preventive and emergency maintenance, service, and project operations in the Housing facilities (this includes building repairs, plumbing repairs, HVAC troubleshooting and service work, warranty follow-ups, and all other maintenance-related tasks; ensuring completion of all work to department-defined standards; and participating in work completion as warranted); * Assesses facility property and equipment to identify needed service/repair, identifies and inputs work orders to the OHRL Maintenance Request System as warranted, and assigns daily incoming and PM work orders to self and staff; * Performs quality control to verify the completion of daily tasks and to ensure services are being met to department-defined standards for precision, service, and timeliness; and follows up on time and materials reported to OHRL Maintenance Request System to ensure appropriate tracking and chargebacks; * Supervises Maintenance Assistant staff as assigned (includes directing workload, handling employee relations issues, tracking/approving time reporting; and approving requests for vacation, overtime, etc.); * Monitors the operation of the HVAC, HVAC/PM, building maintenance, and plumbing systems in Housing buildings; and reports maintenance needs to Superintendent and coordinates work as needed; * Works with the Superintendent to develop and modify (as necessary) a PM program in the trade areas assigned, and ensures the execution of the program; * Oversees assigned supplies, and tool and equipment inventory; organizes and stores stock inventory; determines and orders, within established limits, stock and material purchases; works with Facilities Management Department (FMD) to secure available supplies and materials from their warehouse, and reviews those purchases via monthly FMD chargeback reports; secures external vendor quotes and processes eventual invoices for approved purchases; uses commonwealth-approved Purchase Card (P-Card) when warranted; and follows Commonwealth of Virginia guidelines for all purchases and payments; * Maintains all manufacturer documentation and warranty information related to facility equipment and systems, and files this information in accordance with OHRL policy; * Submits supply orders as needed for projects and ensures inventory; * Maintains inventory of supplies on campus to maximize team productivity; * Handles work orders by distributing them to appropriate team staff; * Collaborates to assist in the transition of ongoing work orders and other issues; * Coordinates and communicates building maintenance activities with the Superintendent; and interfaces with other trades, residents, OHRL staff, and contractors, keeping the necessary parties informed of issues and performing follow-through as needed; * Is considered a designated employee for OHRL with regards to severe weather and other significant OHRL events, including opening and closing; and * Is subject to recall after-hours in the event of campus emergencies, disasters, or other special needs as directed by the Superintendent or Executive Director of Housing; and is required to work on-call as emergency maintenance contact in accordance with OHRL facilities protocol.

Required Qualifications: Education or Training: * High school graduate or equivalent, plus specialized training in the trades field.

Special Licenses, Registration or Certification: * Valid driver’s license with a good driving record, and must be insurable.

Knowledge, Skills and Abilities: * Experience with facilities maintenance in an active and transient environment; * Demonstrated experience as a supervisor who develops a positive work environment; and has the ability to deal with difficult situations, tactfully, and with professionalism; * Ability to work with and supervise skilled trades employees; * Strong interpersonal skills for ease of communication to interface with residents, staff, and university personnel on Housing matters as needed; * Demonstrated ability to work well with others in a fast-paced, ever-changing, diverse environment; * Demonstrated experience working with contracted vendors to solicit/secure quotes for facilities work, and directing vendors as necessary in completion of work and submission of invoicing; * Extensive knowledge of supplies, tools, equipment and best practices for operating a facilities operation; * Knowledge of formal PM procedures for HVAC, plumbing, electrical, and other building systems/building automation controls; * Ability to read and interpret blueprints to facilitate in troubleshooting and diagnosing problems; * Innovative ideas and initiative to implement sound solutions to organization and facility problems; * Ability to prioritize work load, and to estimate and keep thorough records of time spent and the material used on all work orders; and * Demonstrated ability to learn and utilize computer programs/applications (e.g., web-based applications, Internet browsers, Microsoft Outlook and Excel); and proficient with use of smartphone and tablet technology.

Level and Type of Experience: * Demonstrated experience in coordinating and supervising facilities maintenance and repair work; * Working knowledge of all construction trades, including HVAC, plumbing, electrical, carpentry, access control, and general building construction (preferably in a campus housing/university setting); * Experience in formulation and implementation of formal PM programs; * Must be able to perform campus-wide inspections of work in progress; * Familiarity with Occupational Safety and Health Administration (OSHA), and building codes and regulations mandated by the Commonwealth of Virginia; and * Heavy pulling, safely and independently moving/carrying of equipment and materials, up to 40 pounds; and ability to climb ladders at heights of 15-30 feet or more.

Physical Requirements: * Heavy work; * Talking, hearing, climbing, stooping, kneeling, crouching, crawling, standing, walking, lifting, pushing, pulling, fingering and grasping; * Close visual acuity to perform an activity such as operation of machines, using measurement devices, and/or visual inspection of small parts and devices; * Subject to environmental conditions (activities occur both inside and outside); and * Subject to hazards, noise, extreme cold and heat, and oils.

Preferred Qualifications: * HVAC certification; * EPA certification in refrigerant handling and recovery; * Preference for candidates with prior university residential or multiresidential community maintenance experience; * Familiarity with Trane fan-coil unit programming and Basis (card swipe) access control; and * Experience working within a student-oriented living environment.
