Job Description This position requires a General Contractor Project Manager who has worked primarily for commercial general contractors on projects from inception through completion. Please submit a project list in order to be considered. Our client's office is located in Baltimore, MD; projects will be located in MD/DC/VA. General Contractor Project Manager Requirements: Must have tenant improvement, ground-up and sitework project management experience Minimum of 3 years of related commercial construction project management experience working for a general contractor Minimum of 3 years in hotel construction experience Must have previous experience managing various size projects up to $10M Must have advanced knowledge of all construction disciplines (civil, architectural, structural, mechanical, electrical) Minimum High School diploma or GED Proficiency in Microsoft Excel, Word and Outlook Valid driver's license, good driving record, reliable transportation and proof of auto insurance Must be able to pass a background check Must be able to pass a drug screening General Contractor Project Manager Responsibilities / Experience: Review and interpret plans and specifications from inception/design phase through completion Ability to work with Architects, Engineers, Contractors, Vendors, Suppliers, Office and Field Personnel Review client contracts to be sure any special requirements are followed Review and process submittals Develop and maintain project schedules Review vendor invoices to process for payment and prepare payment applications to Owner Analyze, negotiate and manage subcontractor and supplier contracts and change orders; estimate and prepare owner change orders Develop and finalize punch lists Provide closeout administration of project Attend weekly trade contractor meetings, prepare agenda/meeting minutes Respond in a timely manner with pricing and schedule impacts for changes in the work Monitor job costs including subcontractor, labor, material and equipment cost to maintain job budget Prepare and respond to correspondence in a timely manner Provide leadership in the professional career development of subordinates Must be a critical thinker, have strong problem solving skills, and ability to understand constructability issues General Contractor Project Manager Plus: Retail and restaurant construction experience is a plus Estimating experience for a general contractor who self-performs all work (except MEP) is a plus ProCore software experience is a plus When responding to this job posting please submit your resume, references, salary requirement and/or any other information we can use to properly evaluate you for this position.
