This is a General Manager position over Water Park Towers and Crystal Place Working for Equity Residential means being part of a community a employees and residents a striving to provide the best in will direct sales activities leasing administration and maintenance initiatives at your property orproperties exemplifying Equity Residentiala s brand each and every day bythinking like an owner and leading by example and walking in the shoes ofthe people you manage As a General Manager you will be out on the sales floorwith your team walking the community with your maintenance professionals andcommunicating and building rapport with your residents You will be an experton your community and submarket including market conditions competitorpricing and new and pending lease up developments As a General Manager youare among our most senior property leaders overseeing the entire range ofbusiness operations including team performance and development residentsatisfaction and financial and in depth knowledge of all aspects of the property andmarket Manage the leasing process by guiding the team through effectivesales strategies and follow through Support maintenance operations by partnering with your MaintenanceManager to provide a sparkling product through preventive maintenance timelyand efficient repairs and a highly organized make ready process Partner with your Regional Manager to prepare and follow an operating budgetand to plan community capital improvements repairs contract developments andnegotiations Orchestrate all accounting functions associated with the property includingprocessing invoices paying bills and assisting the Central Business Group CBG with collections evictions and managing resident accounts and charges Train and collaborate with talentedteammates to identify andsolve any issues that arise Drive the community to continuedoperational success by proposingincome producing opportunities such as competitive pricing and value addcommunity enhancements Focus on performance metrics ranging from your communitya s CustomerLoyalty Score to sales conversion rates to apartment turnover efficiency andeverything in between REQUIREMENTS Minimum years residential property management experience with working knowledge of tenant and eviction laws Experienceleading a high performing team Familiarity andcomfort with performance metrics sales quotas and financial concepts Demonstrated proficiency in working with computersincluding word processing calendar management software database and socialmedia Excellentcommunication interpersonal and organizational skills High schooldiploma or equivalent Available to worka flexible schedule including weekends PREFERREDEXPERIENCE College degree orrelated coursework in business accounting hospitality or property management Demonstratedability to secure leases and to exceed sales goals Experiencemanaging a large complex real estate asset mixed use and
