Leading the Engineering team, you will provide technicalmanagement for critical facilities operations. Pivotal to your success will be your ability to manage multiple activities with shifting andcompeting priorities in an environment in which customer expectations are very high. This campus is growing, which will meanopportunities for proven players.The RequirementsTo be a good fit for this opportunity you will have: A bachelor's degree; we also will consider non-degreed candidates with significant relevant experience. Significant experience in raised floor data centers and solid understanding of critical electrical and critical mechanicalsystems. Proven management skills and a track record of success in managing staff in critical facilities environments (ideally in datacenters, but it may also be in other critical operations situations, such as in the military). The ability to:o Manage projects effectively.o Develop installation standards and project tracking / management documents.o Respond effectively, verbally or in writing, to sensitive issues, complex inquiries and complaints.o Make effective presentations and respond to questions from groups of managers, clients, customers and thegeneral public. Knowledge of all applicable laws, rules, codes, regulations and ordinances in performing data / communications andmechanical, electrical and plumbing (MEP) projects. Experience developing and managing operating and capital budgets.The ability to estimate costs of projects, including:o Tracking costs for projects.o Processing and tracking purchase order requests and invoices.o Developing appropriate RFP processes. Experience with autoCAD and MS Office applications and the ability to comprehend, analyze and interpret complexproject, autoCAD, Visio and PDF documents. An Operating Engineers license (SMA) or equivalent is a plus, preferably electrical and / or mechanical. Good organizational skills, attention to detail and openness to new ideas and proceduresThe RoleYou will report to the Real Estate Manager and will provide leadership for the Engineering staff.You'll invest the largest part of your time in managerial activities such as coordinating the Technical Operations staff, meeting withcustomers, processing paperwork, contributing to business cases to support development initiatives, and more. At the same time,you'll also need to remain willing to get "hands on"; when necessary. In addition to daily operations, you'll be involved in a variety of projects, such as ongoing construction.More specifically, you and/or your staff will: Oversee all building systems and critical facilities equipment and other equipment associated with the raised floorenvironment including fire / life safety, plumbing, mechanical, bonding, inner duct, wire ways and electrical systems andequipment. Plan, implement, coordinate and supervise all mechanical / electrical operations, maintenance and energy managementprograms for a critical facilities environment. Maintain cost effective and efficient operation of all building systems. Manage, direct and coordinate the activities of contracted personnel or third parties who are providing services orperforming work at this facility. Oversee scheduling of preventative maintenance, contracted maintenance and general maintenance with minimumdisruption of building services. Coordinate the input and output of the preventative maintenance system and review the status on a monthly basis. Recommend / implement improvements to the preventative maintenance program on an ongoing basis. This will includedevising technical enhancements to improve various aspects of building operations. Maintain lighting in all areas of the building. Understand the engineering design and operation aspect of each building system. Monitor all allocations of building system capabilities to various base building and tenant needs. Act as primary technical resource for building engineers, property management and various DLR groups. Evaluate, assign and monitor the safe work responsibilities and capabilities of employees and contractors; ensureadherence to safety requirements and prescribed procedures. Ensure compliance with all safety procedures as well as utilization of protective equipment. Coordinate maintenance efforts with outside contractors, tenant finish personnel and engineers. Maintain ongoing communication with tenants, owners, property management and vendors. Coordinate development of and / or maintain as-built drawings. Respond quickly to emergency situations (such as fire, evacuation, equipment failures, etc.) and customer concerns. Implement and administer inventory control programs, and purchase parts and supplies.
