Regional Property Manager
We are hiring a Regional Property Manager in Gaithersburg, MD!The ideal candidate will be a motivated leader who demonstrates superior customer service and inspires the property team to provide the best service and results to our residents.This position is based in Gaithersburg, Maryland but will be responsible for multi-site residential apartments throughout multiple states. The Regional Property Manager is responsible for managing operations and maximizing financial value of a diverse, multi-site residential apartment portfolio which may consist of a combination of both market-rate and affordable communities. An associate in this position will be assigned by the VP to manage different properties in a region or regions, typically for a short to medium term assignment, though long term assignments are possible. These assignments may be to work in the absence of the regularly assigned manager or to work at a troubled property. The duties include achieving the financial and operational goals of the owner's, the company, and of the region. The Regional Property Manager leads on-site staff to ensure a sufficient flow of revenue by maintaining a high percentage of apartment unit occupancy, adherence to property standards (to include unit turns and routine maintenance, grounds at a functional and high aesthetic level), Owner and resident satisfaction and controlling expenses.Responsible for the overall operations of assigned properties Review monthly financial reports, prepare owner reports and attend asset management meetings Answer questions from owner, government agencies, financial institutions, auditors, accounting, staff, etc. Hire, oversee and evaluate staff, approve raises Monitor compliance with federal, state and local regulations as well as EMC policies and procedures, etc. Review leases, rules and regulations, contracts, licenses Review rent schedules, personnel files and resident files Review Delinquency Report, bank deposits, equipment inventory, inspections, etc. Inspect site and implement standards Supervise, train and conduct staff meetings with Community Managers Enforce safety standards and training for staff. Follow up as needed on all aspects of property management Prepare and implement budget. Negotiate contracts but not signing. Prepare for regulatory agency inspections Any other tasks as requested by your SupervisorRequirements The Regional Property Manager will have the following qualifications: College degree, preferred Working knowledge of all aspects of property management, accounting, collections, marketing, etc. Understanding of financial budgeting, regulations, LIHTC, local and state statutes Organizational skills Customer service - common courtesy and good communication skills Works well with minimal supervision and direction Leadership and supervisory skills Work days, evenings and weekends as needed Ability to train and evaluate others Computer skills - Site Accounting Program, Word, Excel, etc. CPM/HCCP/COS/certification HR skills Resident relations Edgewood Management Corporation is committed to a diverse workforce and is an Equal Opportunity Employer.
