Requisition Number 17-0080 Post Date 6/5/2017 Title Mortgage Loan Processor City Herndon State VA Description The primary role of this position is to assist Northwest Federal Credit Union to live out our vision to be the lifetime financial partner for our member-owners. One of the primary means to achieve this end is to develop a highly effective team of employees and develop each employee to their highest potential through coaching and leadership. This position is responsible for ensuring that outstanding service is delivered to both internal and external members. A key component of this service to external members is to ensure each employee identifies members' financial needs and suggests appropriate Credit Union solutions.WORK SCHEDULE 10:45AM-7:15PM Monday thru Friday and rotating Saturdays 9:00AM-1:00PM (40 hour work week)DUTIES AND RESPONSIBILITIES:- Deliver outstanding service that delivers on our Service Promises.- Meet or exceed the service goals for the position.- Knowledge of the Credit Union's products and services.- Complete BVS classes as assigned.- Maintain department policy and procedure documentation accordingly.- Remains cognizant of and adheres to NWFCU policies and procedures, and regulations pertaining to the Bank Secrecy Act (BSA).ESSENTIAL DUTIES AND RESPONSIBILITIES include two of the following: * Coordinate settlement between Title Company and/or attorneys and members. * Reviews closing instructions; determines charges to be collected at closing such as appraisal/inspection fees, credit report charges, recording and title insurance costs, etc.* Reviews and approves the HUD-1 settlement statement prepared by the title company and coordinates with the title company on any necessary revisions.* Prepares all required Mortgage Loan Closing documents, including, but not limited to Promissory Note, Deed of Trust, HUD Settlement Statement, and Truth in Lending disclosures; prepares appropriate disclosures and any other documents necessary for closing; Documents should be accurate and error free and provided to title company and/or member within specified time frames as determined by management.* Coordinates with the loan processor to confirm that all underwriting requirements are met; ensures all loan underwriting conditions are satisfied prior to the preparation of the closing packages.* Issues clear and concise closing conditions to the settlement attorney and/or title company in an effort to ensure compliance and salability of the loan.* Provide the title company with any needed follow up to ensure a seamless transaction and timely settlement.* Responsible for disbursements and following all required accounting procedures.* Assists with post-closing communication and helps to correct any mistakes made on documentation by the title company at the time of closing.* Conducts equity loan settlements in a professional manner ensuring all documents are properly signed and notarized. Print checks for Home Equity Line of Credit loans.* Remains cognizant of and adheres to NWFCU policies and procedures, and regulations pertaining to the Bank Secrecy Act (BSA)* Other duties as assigned.OR* Meets mortgage appointment/walk-in scheduling requirements and production expectations as determined by the immediate supervisor. Completes accurate and thorough first mortgage and equity loan applications either in person, over the telephone or via the on-line application portal as needed* Convey lending policies to members in accordance with Credit Union and secondary investor guidelines.* Explain benefits of each program the applicant; effectively explain and communicate the terms of each product.* Obtain pertinent financial information to determine if the borrower(s) meet the minimum established criteria.* Compile documents for loan file and enter information into mortgage processing software for processing and assessment.* Verify the accuracy of all loan data entered into the loan processing system and ensure member privacy and security of files.* Ensures accuracy of disclosures and provide to member within specified regulatory compliance timeframes.* Review automated underwriting verification messages/approval conditions.* Responsible for ensuring that all loan files are fully documented containing complete, accurate and verified information.* Ensure that loan files comply with company policy and federal regulations. * Order information needed to include income, credit, appraisal and title examination. Orders flood determinations, mortgage insurance and hazard insurance for all loan types.* Act as an on-going liaison between borrower, underwriter, and loan originator. Provide member with timely and periodic status updates of their loan application* Retain an open line of communication with applicants and return calls and emails promptly.* Submit for Mortgage Insurance Certification, if applicable. Prepare application for submission to underwriting.* Review file documentation and make sure all items needed to satisfy loan conditions are received. Meet crucial deadlines as requested.* Ensure regulatory requirements are met in processing the approved, cancelled, and rejected loan applications.* Notify members of loan decision. As needed, effectively communicates possible solutions in attempt to reach a positive loan outcome.* Prepare commitment letter(s), denial letter(s) and cancel files when necessary.* Schedule closing and coordinate settlement between Title Company, attorneys and members from scheduling through funding.* Satisfy all conditions of approval ensuring a seamless transition of the file onto Mortgage Loan Closing Team.* Work closely with the closer as necessary to clear all conditions and close each loan.* Effectively monitor pipeline report and notify management of status as needed. Insure rate lock time frames are not exceeded and works to ensure all loan commitments are satisfied.* Ensures that appraisal expiration dates are monitored and reported. * Stays informed regarding changes in lending standards, related legal requirements, and trends in local real estate and competitive market.* Remains knowledgeable of the Credit Union's products and services.* Regularly promotes and cross sells other NWFCU products and services. Meet or exceed the sales and service goals for the position.* Remains cognizant of and adheres to NWFCU policies and procedures, and regulations pertaining to the Bank Secrecy Act (BSA)* Other duties as assigned. OR* Serves as initial point of contact with current and potential members and responds to member inquiries and referrals. Conducts interviews with prospective borrowers in person and over the telephone in order to analyze financial and credit data, determine customer financing objectives, advice customers of product/pricing policies and guidelines, and gather any additional required information.* Utilizes effective interpersonal and communication skills to attract new mortgage loan applications by developing relationships with members and Realtors. Meets production expectations as determined by the immediate supervisor.* Meets with customers as necessary during various stages of the loan process and explains the guidelines of each program to the applicant. Apprise the applicant of pricing and rate lock options as required. Identify appropriate opportunities to sell additional products.* Complete an accurate and thorough mortgage application. Request and collect supporting loan documentation as required and provide complete package to Mortgage Loan Processor. Ensures exceptional customer experience by providing on-going communication and follow-up to external members, business partners and the Mortgage Loan Processor.* Ensuring the accuracy and timeliness of disclosures. Disclosures must be provided generated and delivered within specified regulatory compliance timeframes.* Effectively communicates possible solutions in attempt to achieve a positive loan outcome. Explains the loan denials precisely and clearly to members along with the mailing of the Adverse Action Notice. At least 1-year mortgage experience as a processor or closer or at least 1-year experience in a mortgage related field. Knowledge of Credit Union Policies and Procedures relating to mortgage operations. Knowledge of federal regulations and compliance issues such as RESPA, REG Z, HMDA, etc. SAFE Act licensing is required.SKILLS:PC skills include ability to use Microsoft Office products such as Excel and Word, as well is Internet Explorer.Use of HP12C financial calculator, Microsoft office suite to include word and excel. Skilled in the use of the internet for information retrieval and online business processing. Proficient in various mortgage software utilized by departments. Solid time management skills and the ability to organize prioritize and perform multiple tasks simultaneously. Ability to communicate clearly and effectively, both verbally and in writing, across a variety of audiences. Ability to analyze and comprehend complex financial data and provide financial alternatives.
