The Assistant Project Manager reports to the assigned Superintendent.Tracking the projects from inception to completion, assist with the permit process and obtaining permits. Maintaining all electronic and paper project files. Ensure all selections are completed prior to release to construction. Tracking all lead items, produce and issue PO as needed.Administering change orders, back charges, and review and justify or refute claims for extra compensation.Processing change orders. Processing invoices from subs prior to issuance of change orders, research with field staff and draft change orders for PM approval.Inputting all submittals into project files. Process and track submittals for all jobs.Acting as a liaison between, field employees, Architect, Subcontractors, Project Management, home office management, and other departments.Compossing and/or edit letters, memos, reports, and procedures as required.Overseeing and/or process day-to-day administrative items (ie expense reports, purchase orders, personnel transaction forms, operating budgets etc.) obtain authorization.Providing direction to Subcontractors who are not in compliance with contract requirements or scope of work.Attending all job and construction meetings and prepare "meeting minutes" and distribute.Preparing special reports, studies, and statistical analysis requests. Such items would usually require research, development and/or interpretation of data and be performed with little supervision or instruction.Representing company and project in a meeting with clients, subcontractors and consultants as required and directed.Coordinating project activities as assigned and/or required including planning, resolving problems, ensuring all company and/or project policies, procedures and standards are maintained.Advising Project Manager with identifying potential problems; work interferences, and schedule difficulties. Assist in circumventing/resolving such problems as required.Assisting in planning a work schedule. Determining manpower levels, and arranging for assignment of project personnel.Assisting in the coordination of project personnel activities to insure project progress on schedule and within prescribed budget.Consulting with clients, vendors, personnel in other departments or construction foremen to discuss and formulate estimates and resolve issues.Analyzing blueprints and other documentation to prepare time, cost, materials, and labor estimates.Preparing estimates for use in selecting vendors or subcontractors.Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates.Preparing estimates used by management for purposes such as planning, organizing and scheduling work.Preparing purchase orders solicit bid proposals and review requisitions for goods and services.Specific qualifications for the Assistant Project Manager role include:Minimum three years experience as an Assistant Project Manager with a local residential builder. Minimum three years experience in estimating residential projects.Bachelor's (or equivalent experience) in relevant field, construction management degree a plus.Proficient in Excel and Microsoft Project; a plus if experienced with Builtools and/or ProCore.Demonstrate an exceptional attention to detail and organizational skills.Provides knowledge of local market; required (DC metropolitan area).Experience managing multiple tasks and documents.Strong communication (verbal/written)/interpersonal skills and ability to work proactively with office and field employees.Proficiency in Microsoft office suite including Word, Excel and MS Project.
