Building Automated System SpecialistA completed application includes all application materials and three supervisory references.This position is posted until filled, with an initial screening date of June 4, 2017.Applicants are encouraged to submit their materials in a timely fashionDESCRIPTIONUnder the direction of the Manager of Building Maintenance, the Building Automated System Specialist is responsible for the installation, start-up, troubleshooting, commissioning and servicing of the school systems Building Automated Control Systems (BAS). This position requires the ability to communicate clearly with contractors, fellow employees and supervisors providing recommendations regarding changes and corrections to the BAS control systems to ensure proper operation of the HVAC systems to deliver the desired comfort levels while being energy efficient. Additionally, this position will be required to work independently or as part of a team to perform low level programming, energy audits, recommendations for future related projects and to work with commissioning agents and balancing contractors when required.ESSENTIAL JOB FUNCTIONS Thorough knowledge of the central air heating and cooling plants, the principles of heating, ventilating, and air-conditioning (HVAC) and applicable maintenance and repair methods, including that of the following manufacturers: Carrier, York, Trane, McQuay/Daikin, Lennox, Multistack, Arttic Chill, Mammoth, Modine, American Air Filter, Baltimore Air Coil and Evapco Thorough knowledge of all types of HVAC controls, including, but not limited to the following manufactures: Johnson, Honeywell, Siemens, Powers, Barber-Coleman, and Robertshaw Working Knowledge of Metisys, Trideum and Siemens integrated software Ability to read and interpret wiring diagrams, schematics, and technical manuals and apply that knowledge in the field Ability to schedule HVAC equipment utilizing Building Automated Systems (BAS) for school activities, and create/monitor schedules for seasonal changes Ability to perform Commissioning on Digital and Pneumatic control systems Ability to create and evaluate trend data generated from Building Automated Systems (BAS) Ability to Write, debug, analyze codes and enhance programs to balance energy management with comfort control; prepares documentation and analyses trend data; monitors and adjusts computer based EMS program for proper HVAC comfort and energy management control Troubleshoot, maintain, inspect, modify, test and calibrate devices and equipment, and repair heating, ventilation systems, air conditioning and refrigeration systems and equipment including DX and hydronic systems and components, screw, reciprocating and magnetic chillers, cooling towers, fans and fan motors, pump and pump motors, electric and pneumatic controls and associated safety, overcurrent and other equipment protection devices Performs preventive maintenance (PM) on equipment/controls Understands and uses tools, instruments and devices properly Possesses basic computer user knowledge, including MS office software Responds to computer-related problems, calls for assistance from HVAC technicians on equipment operation problems and with reviewing diagnostic information to perform repairs and or replacements of control system components/devices Describes technical problems to supervisor and others for appropriate action Communicates effectively with architects, engineers, control contractors, commissioning agents, testing and balancing contractors and consultants, as well as The Howard County Public School System administration and community at large Reviews preliminary mechanical design plans, drawings and specifications for renovations or new construction and reviews control "sequence of operation" for HVAC equipment and as it relates to BAS Assist supervisors with the creation of work orders as they relate to the BAS and with the evaluation of the completed work to ensure the work meets industry standards Reviews and inspects control work performed by Control contractors' in progress and upon completion for adherence to local, state and federal Code Requirements and reports back to supervisor Assists in the writing of specifications, commissioning plans and demonstrations for post renovation and new construction Evaluates procedures and considers impact of actions; proposes new procedures Coordinate and perform training with HVAC technicians Participates in surveying schools for connection to staff computers; reviews construction drawing and specifications, control drawings and sequences, verifies control box number and device relay numbers to HVAC equipment (boilers, chillers, pumps, cooling towers, air handling units, VAV boxes, fan coil units, unit ventilators, exhaust fans, Assists the Energy Management Specialist in: energy audits to determine energy management actions required; monitors energy management programs in effect at schools and other buildings The above list is a summary of the functions of the job, not an exhaustive or comprehensive list of all possible job responsibilities, tasks, and duties.Building Automated System SpecialistQUALIFICATIONSApplicants must meet all of the following qualifications listed below to be considered for the vacancy. A High School diploma or equivalent (GED) with completion of a vocational school two (2) year program or an Associate's degree in electronics, mechanical systems, computer technology, air conditioning or certified apprenticeship in a similar field. OR A High School diploma or equivalent (GED) with completion of a military occupational specialty equivalent, plus four years of industry experience with Building Automation, DDC and Pneumatic or six years of experience in servicing mechanical systems in the HVAC industry. Valid state driver's license PREFERRED QUALIFICATIONS: A trade license or certification in the HVAC and Control industry Working knowledge of Testing and Balancing, and Commissioning practices SALARYThis is a 12-month position on the Administrative Management and Technical Salary Scale, Grade 24. The starting salary for this position is $64,183. Salary will be determined by actual relevant experience and in conjunction with salary procedures established by the Howard County Public School System.
