This is a skilled technical position in which the incumbent assists in the daily operation and maintenance of all building systems to conserve energy, maintain high efficiency output, and insure a comfortable and safe working environment for all AIA personnel and tenants. In addition, the incumbent performs general maintenance throughout the physical plant. The Maintenance Mechanic reports to the Chief Engineer, and fills in for that position when needed. Job DutiesPerforms maintenance as directed by the Chief Engineer on all building HVAC, plumbing and electrical equipment.Performs preventive maintenance on equipment and completes service logs as required.Performs various skilled duties including carpentry, painting, electrical work, installation and reconfiguration of systems furniture, fixing lock sets, changing filters and mechanical repairs.Moves furniture and equipment in office relocations according to approved move plans; makes necessary repairs to work spaces while in process.Assists in weekly staff change actions for new hires, terminations and moves. Changes occur in a timely manner regarding furniture and fixtures. Responds to general maintenance requests from tenants within the physical plant; maintains a log of duties performed each day and communicates the status of pending items.Responds to emergency calls and other building operation duties as assigned such as snow removal etc. Assists with emergency building evacuations and maintains comfortable air temperatures throughout the building.Frequent contacts:AIA StaffBuilding tenants.Vendors/contractors Job RequirementsConsiderable knowledge of skilled trades including construction, mechanical, plumbing, and electrical work. Considerable knowledge of and safety requirements and regulations, as part of fulfilling work orders and understanding the interrelationships of various building systems. Ability to work alternative work schedules and off hours.High level of organizational skills, time management skills, detail-orientation and follow-through. Ability to meet deadlines and to follow prescribed procedures. A self-starter with outstanding interpersonal skills to deal effectively with vendors and tenants in a competent, customer-service oriented manner. Ability to identify inefficiencies and recommend improved work flow processes in a team environment. Basic skills in Microsoft Office preferred.High school graduate or equivalent. Coursework in engineering or construction trades and a minimum of 5 + years related experience. District of Columbia class three engineer's license is preferred.Special RequirementsThis is a non-exempt (hourly) position and will work various shifts starting as early as 6:00am and staying as late as 5:30pm Monday through Friday with occasional responsibilities after hours and on weekends.Supervisory Requirements:None
