Sr. Transaction Manager - Assets LOCATION: Washington DC START DATE: Immediately OVERVIEW Our Assets Sr. Transaction Management team helps clients strategize, evaluate, and execute commercial real estate disposition and outlease transactions to meet their business and occupancy needs. The Sr. Transaction Manager will manage and execute complex disposition and outlease transactions and have the ability to think strategically and perform asset opportunity assessments following a Highest and Best Use approach. S/He will be responsible for managing all components from project initiation to successful transaction execution while fostering client relationships and business growth. The Sr. Transaction Manager will work independently or as part of a team. S/He will also work on and will be asked to direct special projects/assignments as needed. Our Sr. Transaction Manager will manage and work with professionals across a wide variety of disciplines and business units. Demonstrated experience with asset reuse/repositioning strategies and disposal / outlease transactions, and ability to think strategically and act proactively are key attributes. MANAGING CLIENT RELATIONSHIPSProvide advice on key client transactionsLead regular client meetings and conference callsIdentify, develop, and implement improvements to client transaction management processesFoster client relationship TRANSACTIONAL SUPPORTIndependently manage and execute complex, large, mid-size, and small transactions with high level of proficiency and knowledge while meeting key milestonesDeliver measurable value by negotiating disposal and outlease transactions with the highest transaction value and the least amount of contingencies for the clientIndependently execute leasing and capital markets transactions of all types and sizes while adhering to Jones Lang LaSalle's and the client's processes and standards for expertise and professionalismCollect client requirements, create requests for proposals (RFP's), negotiate letters of intent, leases, purchase and sale agreements, and prepare approval packages for client's managementRetain (internal or external) and manage real estate broker partners nationallyGather and evaluate economic, demographic, and real estate market data for input into project specific deliverablesOrganize property due diligence files and maintain due diligence libraryObtain and review Broker Opinion of ValuePrepare marketing materials, including brochure, flyers, signage, email alerts, etc.Perform asset opportunities assessment and reuse analyses following a Highest and Best Use approachConduct financial analysis, including cash flow projections, valuation models, and sensitivity analyses to prepare qualitative and quantitative offer comparison and provide client recommendationsOversee and prepare regular reporting on active listingsDevelop occupancy cost savings strategies, develop and evaluate alternative occupancy solutions and financial structures, and refine existing transaction processes and proceduresWork with IT to customize reports, dashboards, and analytics specific to account team usageActively monitor progress of assigned transactions as well as those of direct reports REVENUE GROWTHHelp the Account Manager expand account services and participate in business development opportunitiesProactively manage, identify, and present to client unforeseen transaction opportunities TALENT MANAGEMENTCoach and develop team members including attracting and retaining top talentAssist junior transaction team members with complicated transactions/ financial analysis/ modeling EDUCATION AND EXPERIENCEA Bachelor's degree, Masters or MBA preferredMin. of 10 years of relevant work experience and seasoned Transaction Management experienceProven skills in contract review and lease/purchase and sale negotiations CERTIFICATIONS AND LICENSESReal estate brokerage or salesperson licenseLEED certification, CCIM, SIOR, MCR and related certifications desired KNOWLEDGE, SKILLS, AND ABILITIESExcellent negotiating, analytical, communication, collaboration, organizational/planning, and process skillsSolid understanding of financial and accounting impactsOutstanding client service skillsAdvanced computer skills (MS Office, including Excel, Word, Power Point, and Outlook)Experience using industry standard tools and services, such as CoStar, ARGUS and othersStart a lasting career with JLL today!We offer a competitive salary and benefits package.
