We provide great living environments for our residents and deliver superior returns on investment to our owners.We are seeking a motivated and energetic Property Manager for our 300+ unit multi-family property in Silver Spring, Maryland with experience with both LIHTC and market rate apartment management and building renovation. We expect the property manager to create the greatest possible satisfaction and well-being of everyone associated with the community while remaining consistent with the goals and objectives of the Owner and Avison Young.Primary responsibilities include: Manage assigned property in the most efficient and profitable manner possible, given existing market conditions consistent with the goals and objectives of the company and property owner. Closely monitor and approve the completion of all resident certifications; following guidelines set forth by HUD, building owner, and local monitoring agency. Monitor the timely receipt and reconciliation of rent collections and ensure landlord/tenant statutes are followed. Prepare annual budgets, monthly variance reports and other required property reports. Lead, motivate, and develop a high performing staff. Provide coaching, guidance, ongoing feedback and motivation to the entire staff, and ensure adherence to company policies and procedures. Assist in efforts to implement sales and marketing plans, which will maximize rental income and results in high occupancy. Ensure that all physical aspects of the property are, at all times, fully functional and maintained in attractive condition. Communicate effectively with owner, residents, staff and corporate office. Ensure any issues or areas of concern are addressed promptly and thoroughly. Work with Project Manager for on-going building renovations, which include renovation of all the apartment homes, common areas and offices. The qualifications and skills we are looking for include: Minimum of 3 - 5 years in LIHTC Property Management is required Bachelor's Degree in Real Estate, Business or Accounting Preferred Minimum 3-5 years of experience as an on-site Property Manager with a supervisory role for at least 200 apartments is required ARM, CPM Preferred Experience in multi-family building renovations preferred. Intermediate proficiency in Yardi, Word, and Excel required Strong financial analytical skills and budgeting experience required Strong written and oral communication skills, organizational and supervisory skills required Skilled in developing and maintaining strong relationships with owners, residents, employees and vendors.
