National Center on Institutions and Alternatives (NCIA), a premier Human Services organization is currently seeking a Facilities Manager who will ensure uniformity of policies and procedures in managing all of our NCIA facilities; coordinate the maintenance needs and direct maintenance staff. The Facilities Manager will ensure that high standards are met and maintained in all aspects of facilities maintenance, including physical conditions of the properties, safety standards and work order completion within the budgeted guidelines. The Facilities Manager will also develop and implement measures to achieve cost-effective improvements in real estate assets to support operations, increase business satisfaction ensuring the following as well:1. Plans budgets and schedules facility modifications, including cost estimates.2. Plans and coordinates building and grounds maintenance programs.3. Develop and maintain a database for all current service and repair vendors.4. Hires and oversees contracts with outside vendors as necessary for maintenance and construction needs according to established goals.5. Coordinate repairs and communicate with specific locations to complete all services required. Will be responsible for bidding out all large repair jobs as needed.6. Supervise the general maintenance and repair of all Company properties; ensure a high level of overall physical and operational condition is maintained.7. Serve as a primary contact for facility-related emergencies, which may on occasion require evening or weekend attention.8. Ensure all Company facilities are in compliance with OSHA requirements and regulations.9. Will work a minimum of 45 hours per week.10. Plan budgets and schedules facility modifications, including cost estimates.11. Initiate planned maintenance programs for all facilities.12. Manage preventive maintenance of facility equipment, including HVAC and office equipment.13. Oversee the cleaning, lawn care and maintenance of facility.EDUCATION AND/OR EXPERIENCE:1. BS or associate degree with technical training in plant engineering or factory/plant maintenance.2. Minimum of seven years of progressive experience and responsibility in a maintenance field, two of which were holding a supervisory position directing a multifunctional maintenance staff.3. Must be proficient in Microsoft Office Suite. Must be comfortable with spreadsheets and tracking work orders and company maintenance requirements.4. Must possess skills in the areas of light electrical, light plumbing, carpentry, painting and light mechanical repair. Ability to interact with management, staff and intellectually challenged clients in a positive and friendly manner. Strong organizational skills and good written and oral communication skills are required. Ability to assess and prioritize maintenance requests.5. Must have reliable transportation to travel to any and all facilities as needed. Must also be able and willing to pick up and transport materials as needed.6. Negotiate contacts, communicate and work with outside vendors to resolve maintenance, safety, environmental and issues related to all units and office buildings. Vendors include but are not limited to security, lawn, grounds and snow removal; pest control, carpet cleaning, painting, elevator, cleaning supplies, paving and HVAC.7. Participate as a member of the NCIA Safety Committee.8. Valid Driver's License. Clean Driving record.9.
