National Property Management Firm seeking a Make Ready Technician to join our Laurel, MD Asset. Must be highly skilled with troubleshooting day to day maintenance items, ability to deliver quality unit. Team player with a positive attitude.Scope and PurposeUnder the direction of the Property Manager and/or Service Manager the Make Ready Technician is responsible for assisting in turn overs - making apartments ready for move in. This includes painting and basic maintenance skills. The Make Ready Technician is also responsible for the upkeep and appearance of the property and outdoor area. Notifies supervisor of facilities that need maintenance and/or repair. Performs light maintenance duties as directed by Community Manager and Service Manager. Works with residents to ensure a high level of customer service. Responsible for on call duties on a revolving schedule. Will also tend to the seasonal needs of walkways and parking lots. Under the direction from the Service Manager, performs cycled activities including inspections and certifications. Duties and ResponsibilitiesGeneral: Maintain a professional image and attitude in keeping with the objectives of Management and residents' welfare. At the beginning of each morning shift, report to the Property Manager and/or Maintenance Supervisor the daily needs of the property as well as receive daily assignments. Report any observed or reported problems in units or on the property to the Property Manager and/or Maintenance Supervisor. Wear uniform shirt and identification as provided/directed by the Property Manager and/or Regional Manager. Jeans or khaki pants may be worn that are in good condition and free of dirt, paint and holes. Work boots and/or athletic shoes may be worn. However, sandals or any footwear that does not protect the entire foot is not allowed.Physical Requirements: Physical elements of the job may require heavy lifting, bending, pushing, pulling, kneeling, stooping, climbing, balancing and carrying. Keep the property, trash receptacle areas, hallways, common areas, garages and/or parking lots, in a neat and orderly manner preventing trash or debris from accumulating Depending upon the property, it may be required to vacuum and/or blow clear hallways, parking areas and/or breezeways two or three times a week as needed. The direct supervisor will determine the frequency of these duties. Somme properties may require these tasks daily. Oversee and assist with all maintenance associated with the upkeep of the grounds. Assist management/leasing staff with establishing the property's curb appeal. This may include detailing model units, putting out balloons, banners, billboards, etc. Empty lint filters in laundry equipment at least once per week.Parking Areas: Parking areas are to be maintained in a clean and safe manner.Skill Requirements: Knowledge of Management's policies and procedures. Knowledge of the physical layout of the site. Knowledge of building and grounds maintenance, including standard practices, methods, tools, materials, electrical, plumbing, HVAC, painting, carpentry, and grounds keeping. Knowledge of safety rules, including risk management and prevention. Knowledge of occupational hazards and appropriate safety precautions. Ability to analyze information from inspections in order to determine the maintenance n needs and the quality of maintenance services provided. Ability to develop plans and procedures for efficient and timely completion of work. Ability to maintain organized record keeping. Ability to communicate effectively orally and in writing. Ability to establish and maintain effective working relationships with supervisor, subordinates, coworkers, residents, contractors, and the general public. Ability to prepare recommendations and reports, as required. Ability to read, understand and work from sketches and blueprints. Ability to understand oral and written instructions.Qualifications for this Position Minimum high school education or equivalent. 2-5 years Experience in multifamily maintenance and experience involving public contact preferred. Valid driver's license and current vehicle insurance. Might need use of personal automobile for local job related travel and pickup, or ability to drive pickup truck and/or van. Possession of basic tools needed to perform routine maintenance tasks. Formal training or experience in the following areas preferred: carpentry; light plumbing work; light electrical work; painting; refurbishing and Authority's "Maintenance Test". Willingness to pitch in and work in areas other than repairs and maintenance, ie janitorial, custodial, gardening, painting, etc. Physical aspects of the job may require heavy lifting, bending, kneeling, stooping, climbing, balancing and carrying. Demonstrate a neat, clean and professional appearance.
