Service Technician/Maintenance Technician
Horning Management Company is a well-respected property management company in the Washington, DC area is currently looking for a dedicated, hardworking, team player and experience Service Technician who will join our Team. Candidate will be working at one of our luxury garden style apartments located at the NW, DC. Qualified candidate must have top-notch customer service skills along with property management building maintenance technical skills in plumbing, electrical and small appliances. Weekend and on-call work is required. HVAC certification preferred. General Description Responsible for conducting a thorough preventive maintenance program, repair and completion of all service requests, maintaining the exterior of all buildings in good repair, as well as security lighting systems, water lines, and other structures, or items which could affect the safety or convenience of residents and/or staff. Job FunctionsPerform basic repairs as required (ie plumbing, electrical, locks, carpentry and appliances).Maintenance of all vacant apartments, laundry rooms, and any other common areas or structure on each property.Maintenance of building exteriors, interiors, fixtures, appliances and equipment.Responsible for performing on call emergency maintenance per Horning Brothers policy.Completion of all service requests in a timely manner. Leave apartments in clean condition when service requests have been completed.Foster a positive relationship with all residents through courteous service and quality workmanship.Perform other duties as assigned. DAILY/WEEKLY InteriorPlumbing repairs including but not limited to:The ability to perform installation and repair of disposals, faucets, toilets, sinks and connecting related pipes.Cleaning out any stoppage using hand held and power snakes.Electrical repairs including, but not limited to:Installation and repair of appliances (eg, ranges, refrigerators). Replacing light fixtures, outlets and circuit breakers.Testing circuits for shorts.Carpentry work including, but not limited to:Installation and repair of doors and door jambs.Removal and replacement of counter tops. Removal and repair of cabinet drawers, cabinet floor, siding and shelves.Preventive building maintenance including but not limited to:Painting walls, ceilings, etc.Minor drywall repairs (taping and texturing).Carpet cleaning.Snaking of main sewer and kitchen lines.Cleaning and servicing heating and air conditioning units.Other tasks including but not limited to:Tile installation.Flooring repairs.Lock repair and replacement.Sprinkler system repairs and nozzle replacement.Window screen repair and installation.Venetian blind repair and replacement.ExteriorSuch maintenance might include but not limited to:Policing grounds.Touch-up painting of building exterior.Empty trash receptacles.Snow removal and spreading salt. MONTHLY Emergency on-call maintenance service includes, but not limited to at least one week per month. Check with the answering service every six (6) hours to see if an emergency exists, if you have not received emergency calls.Check the elevators on weekends to see if they are operational (if applicable).Get pre-approval from Site Manager or Property Manager prior to contracting any vendor for emergency services.Complete overtime service requests inclusive of start and finish of members request for emergency service.Relay any non-emergency call to the Site Manager or Property Manager the next business morning.Respond to the answering call service within fifteen (15) minutes of the page/call and respond to the property within thirty (30) minutes or less.Utilize the maintenance charge list for emergency repairs that require a charge, inclusive of labor. General Maintenance Procedures: Complete service requests.Sign out keys in the key log book or Key Track system.Sign out supplies in the daily issuance log.Return all equipment to the maintenance office, upon completion of assigned work.Clean and wash snake.Adherences to management's safety policies and procedures. QUALIFICATONS Required Experience High School or GED 3 years of experience in general maintenance or other maintenance responsibilities that would include the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failures. HVAC certification preferred. Knowledge on Yardi and Nexus is a plus. Must be able to lift 25-50lbs This is general job description of the duties and responsibilities of the Service Technician.
