Mechanical Inspector: Inspectors perform physical and technical work within the buildings. Their duties are to ensure that mechanical performance standards are met. Their inspections are essentially to building equipment associated with heating and HVAC components which they examine to prevent premature equipment failure. Inspectors work in conjunction with GSA building manager, and contractual staff to advise and inspect preventive maintenance work, inquire of schedule repairs, broken equipment and service calls. They are to notating findings by "pass or fail" grade on equipment failure issues. When work has failed by GSA inspection guide specification (5850), the contractor will be supplied a correction notice (3423) for failure citing reasoning. They are to take daily building tours of the operations and maintain records of finding, of which are to be included as part of daily duties, along with utility reading of electricity, steam and water. Noting building deficiencies as part of a walk-through report, done daily, they also will execute the mechanical guide program in accordance with GSA specification, such as those for fire protection sprinkler systems and emergency lighting. Other programs are to assist the building manager in duties to achieve quality customer service. Work together with all parties to foster an environment rich in customer service while maintaining an effective working relationship with both building manager and agency representatives Qualification Needed: Minimum (3) years' experience operating commercial facility.Operating / preventive maintenance of centrifugal chillers / boilersExperience operating / PM emergency generators / fire pumpsExperience operating / low pressure steam stationsExperience operating (BAS) Building automated system The Contractor selected and the mechanical inspectors shall have proven experience in building operations and maintenance (O & M/Building Engineer) with tradesman or related skills in the following craftsman occupations; Steamfitter, Pipefitter and/or Plumber in relationship to heating, ventilation and air conditioning (HVAC) in an office building environment, minimum three (3) years experience.
