Construction Senior Project Manager
Our distinguished client, Morgan-Keller Construction, is seeking a Senior Project Manager to provide overall management of multiple projects, including ground-up (focus on $1 .5 million or less) including client communications and relations, status reports, negotiate subcontracts, project scheduling, oversee payment application approvals and contract administration functions in addition to plan and document control. Experienced in managingmultiple fast-track base buildings and renovations of 5,000 sq. ft and under. Essential Duties:* Take clear direction and communicate proactively with Construction Services Manager.* Acts promptly on Construction Services Manager directions.* Work with Team members to plan, organize and direct activities.* Establish project objectives, procedures and performance standards within boundaries of company policy andcontract specifications. Confer with supervisors to discuss such matters as work procedures, complaints andconstruction obstacles.* Initiate and maintain liaison with Owner(s) and other contacts to facilitate project activities. Maintain liaison withowners, architects, subcontractors, suppliers, MK team members and the general public.* Manage project to completion including construction and close-out.* Monitor and control project through administrative direction of on-site Superintendent to ensure project iscompleted on schedule and within budget.* Represent company in project meetings and attend strategy meetings.* Manage financial aspects of contracts to protect company's interest and simultaneously maintain goodrelationship with the customer.* Interpret and explain plans and contract terms to Team members and clients.* Develop and maintain documents concerning areas as work progress, costs and scheduling.* Ensures compliance with company policies and procedures and safety levels in accordance with OSHA 1926manual.* Ensures compliance with city, county and state regulations. Knowledge, Skills and Abilities:* Thorough understanding of construction management systems including: change order process, jobcosting/forecasting, purchasing, and labor management.* Must have ground-up commercial construction experience.* Self-Motivated, with strong work ethic.* Multi-task and organizational skills are a must.* Strong client development and marketing skills; community interaction and involvement.* Outstanding communication skills, both verbal and written technical correspondence on project related issues.* Excellent computer skills in the Microsoft Office Suite (Excel, Word, and Outlook).* Ability to create and maintain schedules with knowledge of P-6 Scheduling programs.* Excellent project management and leadership skills, with creative problem solving ability.* Team player with problem solving and "can-do" attitude. Education/Experience:* Minimum 5-10 years experience in design/build, commercial ground-up construction* Applicable four-year degree (in architecture, construction management, engineering, or related field) from anaccredited college or university or equivalent experience.
