Job Type: Full-Time Location: 1400 N. Uhle Street, Arlington *METRO-accessible*, Virginia       Arlington County's Department of Environmental Services seeks an experienced leader to manage one of the 3 teams providing for the ongoing maintenance and repair of building systems for over 80 County facilities. This responsibility entails supervising maintenance services provided by lead HVAC mechanics, Building Engineers, Licensed Stationary Watch Engineers, and other trades staff performing maintenance and repair. The employee will also coordinate and direct the maintenance and repair of these facilities and services provided to data centers and other critical sites by contractors and staff. Knowledge of computerized Direct Digital Controls is essential in working with these building systems.

Major duties include:
  • Inspecting and evaluating maintenance work completed by staff and contractors;
  • Coordinating the work of staff and contractors to respond to maintenance repair needs;
  • Hiring, training, and supervising staff;
  • Acting as a liaison with contractors and negotiating services;
  • Writing scopes of work for bidding requests;
  • Writing and reviewing work-related procedures;
  • Setting up and managing a computerized preventive maintenance program;
  • Estimating materials and costs for projects;
  • Inspecting HVAC and other building systems to determine early signs of problems;
  • Preparing, reviewing, prioritizing and assigning work orders using maintenance software;
  • Preparing payroll and other administrative records using Microsoft Excel and Word;
  • Maintaining tools, equipment, and supplies inventory;
  • Responding to emergency calls; and
  • Working On-Call on a rotating basis.
  • The ideal candidate will have a strong background in Occupational Safety and Health Administration (OSHA) guidelines as well as excellent communication and customer service skills in order to interact with internal and external customers. The employee reports to the Maintenance Section Chief. The position is located in the Facilities and Engineering Division of the Department of Environmental Services.
     Selection Criteria: Minimum: High School diploma or equivalent, plus extensive hands-on experience in a variety of building trades work such as carpentry, painting, locks, HVAC systems, including computerized direct digital control systems and plumbing and electrical systems. Also Including experience coordinating the work of, and/or managing and supervising employees.

    Substitution: Additional qualifying experience may substitute for up to two years of the education requirement on a year-for-year basis.

    Desirables: Preference may be given to candidates with experience in one or more of the following:
    • Managing plant mechanical systems, preferably in large (over 700,000 sq. ft.) commercial or correctional facilities;
    • Developing and implementing a preventive maintenance program using maintenance software;
    • Identifying, directing, and teaching staff to make repairs in all trades for large commercial building systems such as HVAC (centrifugal chillers and high pressure team and hydronic boilers and systems), structural, power generating systems, data and critical sites, and emergency power equipment;
    • Coordinating and directing staff to repair plumbing, sprinkler, dry pipe, preaction systems, emergency power, power transferring equipment, EMS systems, building envelope, and building interior repairs to large and small commercial and institutional facilities;
    • Servicing water pressure booster systems, and sewer ejection and treatment;
    • Extensive experience coordinating, managing, and/or supervising employees, including staff on 24/7 shifts;
    • Maintaining, troubleshooting, and repairing electrical systems and controls (277and 480 volts);
    • Interpreting blueprints and schematic drawings; and/or
    • Using Microsoft Office Suite or similar software to prepare reports, job bids, and other documents.

     Special Requirements: 1) A pre-employment criminal records check will be conducted.

    2) Applicant must possess a 3rd class DC Steam Boiler Engineer's License or Maryland 1st class License.

    3) Applicant must possess a valid motor vehicle operator's license from the applicant's place of residence. The applicant must authorize Arlington County to obtain, or the applicant must provide a copy of the applicant's official state/district driving record. Any offer of employment may be contingent upon a favorable review of the applicants driving record.
     Additional Information: Work Hours: 40 hours per week - hours are flexible and may include evenings, weekends, and holidays. Must be available for call back in emergencies, will be in an On-Call rotation with other supervisors.
