Building Maintenance Worker, Preventive Maintenance - Facilities Management

Shift: Tuesday - Saturday, 11:00 pm - 7:30 am

The Building Maintenance Worker assures that basic maintenance work in assigned areas is completed, positively affecting building occupants and visitors of campus facilities and helping to prevent larger maintenance problems.  S/he has duties that include but are not limited to:

  • Performs general building trades work in maintaining building structures, systems, equipment and related components as part of the services provided by Facilities Management to maintain University buildings. 
  • Performs routine and semi-skilled preventative maintenance and minor repair of building structures and systems (plumbing, electrical).
  • Performs semi-skill maintenance and repairs in accordance with industry/trade practices.
  • Provides daily maintenance support to building users through responses to calls for service, scheduled preventative maintenance inspections, and similar service. 
  • Performs scheduled preventative maintenance and unscheduled or special work.
  • Uses all standard tools, equipment, materials and supplies of the trade and observes all safety rules, regulations and precautions in performing duties.
  • Ensures completion of general building structure and systems work to support University operations.  
  • Responds to work order requests, written, and verbal requests from users, as well as the supervisor's directions to perform scheduled preventative maintenance, minor repair and service of building structures (carpentry repairs, painting), systems (plumbing, electrical), and related work.
  • Ensures efficient and economic use of supplies and materials to conserve University resources.  
  • Draws and/or requisitions supplies, parts, materials and tools needed to effect repairs, and uses such items economically to avoid undue costs.  
  • Keeps supervisor informed of supply/material needs to ensure that adequate inventory is maintained.
  • Suggests improvements in service to improve unit operations.  
  • Provides supervisors and department management with advice and suggestions regarding work methods, procedures, parts, tools and related matters for the purpose of improving the effectiveness and cost of service.  
  • As assigned, conducts tests or pilot programs to evaluate new products, methods or procedures; and monitors tests and reports test results with recommendations to supervisor.
  • Ensures completion of paperwork to assure accountability.  
  • Records actions taken in response to work orders and other requests, entering such information on forms, documents and/or into computerized record system as needed.  
  • Fills out, completes and submits such other forms and documents as may be required to assure that such information is properly recorded and submitted.
  • Ensures that work is performed in accordance with applicable building codes and local government regulations.  
  • Uses and disposes of materials in accordance with applicable environmental safety and control regulations.  
  • Keeps abreast of changes and new developments in applicable codes and regulations.

Requirements

  • HS graduate or certified equivalency
  • At least 2 years of experience performing general building maintenance work, using electrical, plumbing, carpentry/lock, and basic HVAC maintenance skills
  • Completion of a training program in general building maintenance, including basic electrical, plumbing, carpentry, lock, and HVAC maintenance
  • Possess a valid DC, VA or MD driver's license, and if hired, qualifies as a University authorized driver
  • Ability to lift and carry at least 50 pounds (often more), and to walk, climb stairs, work on scaffolds, lifts and ladders more than12 feet in length; bend and crouch, reach and pull; and use hands, arms, and legs with the tools and materials of the trade

This position is designated an emergency position that requires that incumbent reports to work during inclement weather at the regularly scheduled time, regardless of whether the University is closed, opening late, or closing early.
