Leads trouble-shooting and repair efforts on commercial grade heating, ventilating, and air conditioning (HVAC) systems and multi-zone systems that incorporate pneumatic, electronic, and/or programmable logic controls. Creates drawings or plans for HVAC modifications, and leads the installation of components that require controls programming and linkage to the campus central control system.

Coordinates outside contractor support as needed or assigned to facilitate the completion of repairs and projects too large to be done in-house. Obtains appropriate approval from Leadership and properly documents transactions.

Completes 95% + of assigned monthly PM work orders on time. Documents all work performed in CMMS computer data base accounting for 90% or more of total time worked. Follows approved purchasing methods to purchase repair parts, tools, and supplies as needed to perform assigned tasks.

Participates in and teaches assigned departmental educational programs or in-services. Attends departmental and construction meetings. Monitors assigned maintenance zone area as per Department Maintenance Zone accountability standards.

Purpose of Position - Essential Functions (the fundamental, crucial job duties performed in this position):

Creates drawings or plans for HVAC modifications, and installation of components that require controls programming and linkage to the campus central control systems / building automation systems.

Principle Duties and Responsibilities:

Creates drawings or plans for HVAC modifications, and leads the installation of components that require controls programming and linkage to the campus central control system.

1. Leads lower level HVAC technicians in troubleshooting, diagnosis, and repair of commercial air conditioning and multi-zone heating and cooling systems that incorporate pneumatic, digital, and central energy management system controls.

2. Provides EMS/BAS oversight to ensure building maintains maximum comfort and maximum energy set points and setbacks. Provide periodic reports to management of system compliance.

3. Develops heating, ventilating, and air conditioning (HVAC) system modification plans and estimates jobs for remodel activities. Supervises lower level technicians and contractors to install and maintain EMS/BAS standards.

4. Leads lower level technicians in diagnose and repair of Direct Expansion (DX) HVAC equipment, ice machines, Commercial Air Handling Equipment (AHU), Variable Air Volume (VAV) for both variable volume and constant volume ventilation equipment.

5. Creates preventive maintenance checklists for new equipment. Assigns and monitors PM performance of lower level technicians.

6. Interprets as-built building blueprints and recommends system modifications for remodel projects in accordance with applicable regulations.

7. Researches and selects materials for HVAC systems installation, repair, and maintenance.

8. Coordinates outside contractor support as needed or assigned to facilitate the completion of repairs and projects too large to be done in-house. Obtains appropriate approval from Leadership and properly documents transactions.

9. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.

10. Performs miscellaneous job-related duties as assigned.

Required Knowledge, Skills, Abilities, and Other Characteristics:

1. Knowledge of HVAC installation, troubleshooting, repair and maintenance.

2. Ability to prepare engineering documents, specifications and cost estimates for projects.

3. Skill in the use of computers, preferably in a PC, Windows-based operating environment.

4. Ability to use hand and power tools applicable to trade.

5. Ability to lead and train staff and/or students.

6. Ability to develop heating, ventilating, and air conditioning system modification plans.

7. Ability to read, understand, follow, and enforce safety procedures.

8. Ability to read schematics and blueprints and/or technical manuals.

9. Documents and tracks preventive maintenance activities.

10. Knowledge of mechanical systems, building materials, and emergency maintenance.

11. Detailed knowledge of HVAC systems that incorporate digital control systems and are linked to a multi-building, computer-based Energy Management and Control System. (EMCS)

12. Working in a team environment as well as independently.

13. Communicating to appropriate staff conditions of equipment, systems in a timely manner. Ability to provide technical expertise to fellow employees and take direction from fellow employees who have higher skill levels in that area. Team concept is a must!

Qualifications

High school diploma or GED; at least 7 years of trades experience directly related to the duties and responsibilities specified. Current Journeyman's HVAC / refrigeration Licenses(JR) or equivalent military experience. Must possess an EPA Universal Refrigerant Recovery Certification.
