Job Details
Manages and oversees maintenance, repair, and replacement projects for one or more of the following fields: HVAC/mechanical, plumbing, electrical, life safety, conveying systems, structural repairs, building envelope and/or, ADA compliance, as well as site civil elements. Will supervise a team of assistant project managers (APM) that oversee the work of vendors and/or construction contractors carrying out a portfolio of maintenance and small construction projects. Ensures the timely completion of projects and tasks assigned to assistant project managers, consistent with quality standards of department and industry standards. Ensures projects are financially and operationally viable and completed in a cost-efficient manner. Leads the contract development effort with the help of the APM and Department of Procurement and Material Management (DPMM). Maintains budget for multiple blanket purchase orders and understands the cost implications and consequences of specific projects. Engages in the coaching, training, and development of APM team members. Works u nder the guidance and general direction of a facility manager and/or the assistant director of operations and maintenance.
Note: This position is designated an "Essential Employee" on-call or alternate shifts may be necessary to complete work assignments.

MINIMUM QUALIFICATIONS:
Any combination of education, experience, and training equivalent to the following:

Graduation from a four-year college or university with a bachelor's degree in civil engineering, landscape architecture, environmental or life sciences, construction management, business administration, facilities management or related field; Plus, four years of progressively responsible experience in the supervision or management of construction or maintenance projects, including at least two years of experience in contract administration.
CERTIFICATES AND LICENSES REQUIRED:
Valid driver's license.
NECESSARY SPECIAL REQUIREMENTS:
The appointee to this position will be required to complete a criminal background and driving record check to the satisfaction of the employer.
PREFERRED QUALIFICATIONS:
- Five or more years of demonstrated history as a project manager directly responsible and accountable for the construction and replacement of full commercial building Subsystems in occupied buildings greater than 50,000 gross sq. ft. per building to include low rise and high rise (5 stories of more) buildings.
- Five or more years demonstrated history in the full performance responsibility for a portfolio of commercial building subsystems infrastructure replacement projects in occupied commercial facilities including but not limited to: development of construction contracts, authoring scope of work, financial oversight, submittal approval, RFI responses, oversight of quality control, contractor selection and oversight of project documentation, project schedule, and risk mitigation.
- Demonstrated strong familiarity, experience, and technical knowledge of commercial building electrical, life safety, envelope, plumbing, conveying and associated trades and systems with oversight of maintenance projects and contracted maintenance programs in low-rise, mid-rise, and high-rise buildings.
- Good verbal and written communication skills.

Must be able to access facility equipment and equipment rooms. Must be able to communicate by phone. Clear, concise and professional communication. Strong written and verbal skills. Must be mobile and able to climb ladders to access equipment and roof tops Must be able to climb ladders to access equipment and roof tops. Must be able to kneel and crawl. Visual acuity is required to read data, charts and pictures on computer monitor, incumbent must be able to operate keyboard driven equipment. Must communicate with others. Employee may require lifting up to 15 lbs. All duties performed with or without reasonable accommodations.
