A Maintenance Worker performs skilled and semi-skilled work in the maintenance, repair and alteration of buildings, building fixtures and equipment. Ordinarily employees are required to perform at the skilled level in one of the building trades, but work assignments are so varied that employees must possess reasonable skills in several such trades. Assignments are received in the form of oral and written work orders and may be accompanied by sketches, penciled layouts or blueprints. Work order descriptions are sometimes vague and must be checked by the employee to determine exactly what the job entails regarding materials, time, and staff required. Work is performed under the general supervision of a superior who provides general or specific instructions and inspects work upon completion.

Illustrative Examples of Work
  • Performs rough carpentry in tearing down and rebuilding partitions, installing floors, and building/repairing countertops, shelves, stairs, ceilings, roofs, and trim work and performs some finished carpentry, e.g., bookshelves and storage cabinets;
  • and does finish carpentry;
  • Installs, replaces, and repairs doors, windows, locks, latches, closers, panic bars, weather stripping, kick plates, and handles;
  • Performs preventive maintenance and repairs on swimming pool filtration systems, including installing time clocks, repairing chlorinators and acid feeders;
  • Repairs concrete walkways, walls, and floors;
  • Makes emergency plumbing repairs and performs routine repair work;
  • Installs and removes air conditioners and fans;
  • Mixes prepared paints and paints a variety of surfaces both inside and outside buildings;
  • Performs minor electrical repairs and alterations;
  • Replaces broken window glass and repairs or replaces window cords;
  • Prepares estimates of labor and material costs;
  • Obtains prices of needed items at a variety of locations;
  • Performs general yard cleaning, snow removal, and beautification tasks as required;
  • Routs park signs, constructs bookshelves, storage cabinets, and press boxes;
  • Installs and repairs roofing, door/lock, windows, and irrigation systems;
  • Paints, and installs drywall, moldings, and plaster work;
  • Repairs and installs public address systems, scoreboards;
  • Makes electrical repairs to time clocks, light fixtures;
  • Constructs and installs wood furniture such as gates, and equipment storage racks. Assembles office partitions, furniture;
  • Hangs/installs pictures, artwork, clocks, and signage;
  • Opens up and brings swimming pools to operating function, makes swimming pool repairs e.g. chlorinators, acid feeders;
  • Operates a variety of shop and bench power tools and equipment e.g. routers, drill press, scroll saw, radial arm saw;
  • Performs preventive maintenance and winterization program on all departmental swimming pools, all irrigation systems, all restrooms, water fountains, hot water heaters, and hose bibs;
  • Performs minor electrical repairs and alterations, and
  • Performs related work as required.


Minimum & Additional Requirements

High School Diploma or GED; completion of vocational school courses; some experience on a skilled level in building maintenance and repair work; or any equivalent combination of experience and training which provides the required knowledge, skills and abilities; and possession of a valid driver's license by the state of their residence.

Preferred Qualifications

Good knowledge of the methods, practices, tools and materials used in building maintenance and repair work; good knowledge of occupational hazards and necessary safety precautions applicable to building maintenance work; skill in at least one of the building trades and reasonable facility in several related trades; skill in the use and care of tools and equipment necessary to perform various building maintenance and repair tasks; ability to interpret and work from sketches and penciled layouts; physical ability to perform job tasks; and the ability to communicate clearly and effectively, both verbally and in writing.


This position requires a successful passing of a pre-employment drug screening, as well as a background check.
