Under the Zoning Permit Section of the Zoning Administration Division performs a variety of zoning administration functions to include:
  1. The technical zoning review of building permit applications for new residential, commercial, or industrial construction or additions.
  2. Reviewing and evaluating the associated plat, site related plan, or and architectural plans to determine compliance with minimum required yards, location regulations, as well as proffers or development conditions.
  3. Provides technical review comments to applicants and works to address identified deficiencies in their permit application submissions and/or address compliance matters.
  4. Reviews and issues other zoning permits, such as home-based businesses and NonRUPs.
  5. Provides technical guidance to the public and other county staff regarding Zoning regulations and related questions and assists the same in the County-wide development and permitting processes.
  6. Maintains accurate electronic records associated with the review and issuance of building permits, and other zoning permits.
Note: This recruitment may be used to fill multiple positions. The salary for this position will not exceed the midpoint of the advertised salary range.

Employment Standards

MINIMUM QUALIFICATIONS:
Any combination of education, experience, and training equivalent to high school graduation or a GED issued by a state department of education; plus three years of paraprofessional planning or zoning related work, as defined by the area to which assigned.

NECESSARY SPECIAL REQUIREMENTS:
The appointee to this position will be required to complete a criminal background check to the satisfaction of the employer.

PREFERRED QUALIFICATIONS:
Seeking individual with knowledge of the practices of planning and zoning, and specific experience in the review and issuance of planning, zoning, building, and/or related permits. Must be an excellent communicator, with an ability to clearly communicate complex technical information orally or in writing to members of the public and other professional staff. Must possess strong interpersonal and public relations skills to work effectively with staff members in a team setting, citizens and other customers. Experience using a personal computer, word processing applications, printing and scanning equipment and Geographical Information System (GIS) based programs or related permitting review and/or government software. Specific experience in zoning ordinance and zoning concepts is desired, as well as experience in reviewing complex land use plans, building permits, development plans, survey plats, and other zoning related legal documents.

PHYSICAL REQUIREMENTS:
The job is generally sedentary in nature; however the employee will be required to do walking, standing, standing on ladder or stool to refile files, bending and carrying of items of approximately 25 pounds in weight. Also, visual acuity is required to review site plans and building plans, as well as read data on computer monitor. The ability to communicate with others, in person and on the telephone is also required. All duties performed with or without reasonable accommodations.
