Under general supervision of the Manager, Production, plans maintenance activities for respective trade and coordinates activities for all trades. Creates, organizes and prepares reports used by management, assists maintenance supervisors with optimizing the use of their workforce to accomplish daily tasks and perform associated administrative tasks. Reviews completed work orders from an overall standpoint for proficiency and conformance to requirements, policies and procedures. Serves as the facility Enterprise Asset Management (EAM) maintenance module expert user and instructional subject matter expert.

  • Corrective Maintenance Business Processes:
    • Review work requests classifying them according to priority and along with trades staff, develop lists of resources and materials and approvals as required.
    • Conduct physical survey of proposed work area as necessary.
    • Determine work conditions and special requirements which may have an impact on the job. Consult with trades staff, engineers and Safety department.
    • . Serves as the facility Enterprise Asset Management (EAM) maintenance module expert user and instructional subject matter expert.Determine skills needed and coordinate the job schedule with supervisors.
    • Create work orders and assign to craft supervisor for personnel scheduling.
    • Request and obtain proposals and quotes from vendors.
    • Create and submit purchase requisitions ensuring parts and materials are available when work is scheduled.
  • Preventive, Predictive, and Condition-Based Maintenance programs Business Processes:
    • Develop Preventive Maintenance (PM) task lists using Original Equipment Manufacturer’s Operations and Maintenance Manual and equipment history records. Review task lists with trades supervisors and management prior to implementation.
    • Create maintenance plans using EAM software and create appropriate maintenance intervals for associated equipment.
    • Evaluates equipment performance criteria (for condition monitoring and failure analysis) to assess equipment condition and to ensure that preventative maintenance is being performed at the correct intervals;
    • Monitor and analyze PM tasks and maintenance plans to evaluate effectiveness and modify frequency of PMs as necessary. Review Planned vs. Actual work and modify plans to optimize capacity planning.
  • Master Data Controller Processes:
    • Oversee equipment data entry from new projects into the EAM system:
    • Review equipment data supplied by the contractor and verify existing functional locations exist or create new functional locations in EAM software and insert on equipment database.
    • Verify that the supplied equipment database matches the installed equipment.
    • Submit data base for upload or create equipment record manually in EAM software.
  • Bill of Material processing:
    • Request new material for creation in the Master Material List.
    • Assign materials to equipment and functional location(s) Bill of Material.
  • Material Resource Planning:
    • Manage virtual warehouse, monitor material reservations, create purchase requisitions, receive materials, and issue to work orders (just in time stock).
    • Ensure that all required material is available and properly marked and staged to make certain that projects and work orders are completed in the most efficient, timely and cost effective manner
    • Communicate with warehouse staff regarding stock levels, storage, locations, and deliveries.
    • Submit materials for warehouse stock approval.
  • Working with trades supervisors, optimizes the use of the maintenance work force to accomplish daily maintenance tasks by:
    • Receiving notifications, classifying them according to priority and creating work orders as required.
    • Preparing two-week schedules of all significant maintenance activities.
    • Preparing maintenance schedules and conducting plant staff meetings.
    • Monitor work backlogs and schedule compliance and review with plant management.
    • Creating standard operating procedures for various preventative and corrective maintenance tasks.
  • Prepares and creates detailed reports by:
    • Reviewing completed work orders and notifications in the EAM system and submit to the requestor.
    • Organize report data by setting up variants in the EAM software.
    • Writing detailed weekly report for Production Director on repairs and activities at their respective plants.
    • Generating open work order reports and working closely with Plant Engineers, Supervisors and Managers assessing the open work orders.
  • Manage various blanket contract purchase orders, verifies completed work and authorizes payment.
    • Complete service entry sheets in EAM software.
    • Renew contracts and schedule vendor services.
    • Review vendor reports and create corrective work orders.
  • Oversees the literature and data stored in the Plant Library by:
    • Maintaining and updating the O&M Manuals
    • Maintaining and updating the Plant Specifications
    • Maintaining and updating the plant drawings
    • Maintaining, organizing, updating, and down loading the plant photos in the shared folders
    • Works on assigned special projects and conducts requested research from database files.
  • Performs other duties as assigned or required

Qualifications

  • Graduation from high school or GED and a minimum of five years progressively responsible industrial maintenance experience or any equivalent combination of education, experience, and knowledge.
  • Working knowledge and understanding of the overall operation of the plant and processes.
  • Considerable knowledge of the materials, methods, tools and equipment used in the operation and maintenance of plant machinery and equipment.
  • Thorough knowledge of and the ability to work with a computerized maintenance management system (CMMS) and Enterprise Asset Management system (EAM).
  • Good mechanical, electrical and electronics aptitude
  • Working knowledge of MS Office software.
  • Communicates well with others (internal and external stakeholders)
  • Good facilitation skills.
  • Good organizational skills.
  • Preferred experience in water treatment plant maintenance and operations.
  • Preferred experience with SAP EAM.
  • Preferred knowledge of industrial electrical practices.
  • Ability to supervise the work of others.
  • Ability to establish and maintain tactful and courteous relationships with co-workers, contractors, and the public.
  • Ability to read and interpret plans.
  • Possession of a valid driver’s license and good driving record.
  • Training in a maintenance planning/scheduling program.
  • Attend EAM conference and seminars as available
  • Must pass a controlled substance (drug) test for employment.  This position is also subject to random testing after hire.
