Job Announcement
Manages and oversees contracted preventive maintenance, repair and in-kind replacement programs/projects for one or more of the following fields: HVAC/mechanical, plumbing, electrical, life safety, conveying systems, structural repairs, building envelope and/or, ADA compliance, as well as site civil elements. Will supervise a team of assistant project managers (APM).
Ensures the timely completion of projects and tasks assigned to assistant project managers, consistent with quality standards of the Facilities Management Department and industry standards, as well as, ensuring projects are financially and operationally viable and completed in a cost-efficient manner. Leads the contract development effort with the help of the APM and Department of Procurement and Material Management (DPMM). Maintains budget for multiple blanket purchase orders and understands the cost implications and consequences of specific maintenance programs/projects. Engaged in the coaching, training and development of APM team members. Position works under the guidance and general direction of a Facility Manager and/or the Deputy Director of Operations and Maintenance.

MINIMUM QUALIFICATIONS:
Any combination of education, experience, and training equivalent to the following:
(Click on the aforementioned link to learn how Fairfax County interprets equivalencies for “Any combination, experience, and training equivalent to”) Graduation from a four-year college or university with a bachelor's degree in civil engineering, landscape architecture, environmental or life sciences, construction management, business administration, facilities management or related field; plus four years of progressively responsible experience in the supervision or management of construction or maintenance projects, including at least two years of experience in contract administration.
CERTIFICATES AND LICENSES REQUIRED:
Valid driver's license.
NECESSARY SPECIAL REQUIREMENTS:
The appointee to this position will be required to complete a criminal background and driving record check to the satisfaction of the employer.
All newly hired employees are required to be fully vaccinated against COVID-19 (two weeks after the last required dose) as a condition of employment or obtain approval of a medical or religious exemption prior to their start date. Ability to climb ladders, access tight spaces, crawl, reach, lift 25 pounds, push 25 pounds, etc. Dexterity to use hand tools. Vision to see detail drawings, construction and discern color. All duties performed with or without reasonable accommodations.

- Three or more years’ demonstrated history as a maintenance Program/Project Manager directly responsible and accountable for the maintenance, repair, and replacement of full commercial building Subsystems in occupied commercial buildings to include low rise and high rise (5 stories of more) buildings.
- Three or more years demonstrated history in the full performance responsibility for a portfolio of commercial building subsystems infrastructure replacement projects in occupied commercial facilities including but not limited to: development of construction contracts, authoring scope of work, financial oversight, submittal approval, RFI responses, oversight of quality control, contractor selection and oversight of project documentation, project schedule, and risk mitigation.
