Job Announcement

Zoning Permit Section, Zoning Administration Division, Department of Planning & Development. Performs a variety of zoning administration functions to include:

  1. With little or no supervision, and subject to specified timeframes.
    • Conducts the technical zoning review of more complex building permit applications for new residential, commercial or industrial construction or additions;
    • Reviews and evaluates the associated plat or site related plan to determine compliance with minimum required yards, location regulations, as well as proffers or development conditions; and
    • Reviews and issues sign and other zoning permits, such as home occupations, Non-RUPs, Administrative Living Units (ALUs) and other administrative permits.
  2. Serves as a technical resource for the Planning Tech IIs and Planning Tech IIIs on permit related questions when supervisors or other designated staff are not readily available, and also serves as a master user of PLUS, and other related software. Works with supervisors to develop and provide appropriate training on land development topics, the permit review process, and related software programs to county staff, as needed.
  3. Provides technical guidance to the public and other county staff regarding Zoning regulations and the county-wide development processes.
NOTE: The salary for this position will not exceed the midpoint of the advertised salary range.
In accordance with current Fairfax County telework and personnel policies, this position is eligible for partial telework. Telework enrollment and continuance is subject to supervisor approval and county policy.

Graduation from an accredited, four-year college or university in a planning-related field.

Four years of increasingly complex technical experience in the assigned functional area, comparable to experience at the Planning Technician II, or higher, level. This class can serve as a bridge class enabling individuals who do not meet the educational or professional experience standards listed above to qualify for this class by possessing four years of increasingly complex technical experience in the assigned functional area, comparable to experience at the Planning Technician II, or higher, level. The purpose of this bridge class is to promote upward mobility within the Fairfax County workforce. However, persons qualifying for this class on the basis of their technical experience may not substitute this technical experience for education, or for professional experience, in order to qualify for other employment opportunities

The appointee to this position will be required to complete a criminal background check and driving record check to the satisfaction of the employer.

All newly hired employees are required to be fully vaccinated against COVID-19 (two weeks after the last required dose) as a condition of employment or obtain approval of a medical or religious exemption prior to their start date. Seeking individual with knowledge of the practices of planning and zoning, and professional experience in the review and issuance of planning, zoning, building, and/or related permits. Must be an excellent communicator, with an ability to clearly communicate complex technical information orally or in writing to members of the public and other professional staff. Must possess strong interpersonal and public relations skills to work effectively with various officials, staff members in a team setting, citizens and other customers. Experience using a personal computer, word processing applications, and Geographical Information System (GIS) based programs, as well as Accela products, or related permitting review and/or government software. Specific experience in zoning ordinance and zoning concepts is highly desired, as well as experience in reviewing complex land use plans, building permits, development plans, survey plats, and other zoning related legal documents.

Position is primarily sedentary; however, employee may be required to do some walking, standing, bending and carrying of items up to 10 pounds in weight. Work requires the ability to operate keyboard-driven equipment and make occasional site visits. All duties performed with or without reasonable accommodations.
