*JOB DESCRIPTION*The Project Manager is responsible for the planning and overall management of construction projects, ensuring they are delivered on time and within budget.*SELECT RESPONSIBLITIES** Manage multi-million-dollar multifamily construction projects from concept to completion* Develop scopes of work and perform project buyout* Negotiate contracts with subcontractors and other third parties. Evaluate contractor performance to ensure contractual obligations are being met* Control project budget* Review RFI's, submittals, and shop drawings* Manage and process pay applications and change order requests* Identify, report, and resolve any issues that may impact the budget or schedule* Act as liaison between architects, engineers, inspectors, and subcontractors* Attend regular project/progress report meetings* Partner with Superintendent on overall project performance* Direct and mentor subordinate staff, ie Assistant Project Managers, Project Engineers* Perform periodic site visits to inspect progress and quality of work*QUALIFICATIONS** Bachelor's Degree in Construction Management, Civil Engineering, or related discipline* Minimum 2 years' experience as a Project Manager running ground up commercial construction projects* Strong organization and time management skills* Excellent interpersonal and negotiation skills* Superior verbal and written communication* Proficient in current construction software, such as Procore, Bluebeam, Microsoft Project, as well as Microsoft Office*WHAT'S ON OFFER** Competitive base salary* Project milestone bonuses* Comprehensive medical, dental and vision* Employer sponsored short and long term disability, Life and ADD insurance* 401k with employer matching* Paid time off benefits: Vacation, Sick, HolidaysJob Type: Full-timePay: $125,000.00 - $170,000.00 per yearBenefits:* 401(k)* Dental insurance* Health insurance* Paid time off* Vision insuranceSchedule:* Monday to FridaySupplemental pay types:* Bonus payWork Location: One location
