*SUMMARY* Perform various maintenance functions including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.*ESSENTIAL DUTIES AND RESPONSIBILITIES *include the following. Other duties may be assigned.Maintains building climate by installing, repairing, and servicing heating, ventilating, and air-conditioning equipment.Maintains lighting by installing and repairing wiring and fixtures.Maintains equipment by installing and repairing associated and backup equipment and systems.Keeps equipment, systems, and building ready for use by completing preventive maintenance schedules; following policies and procedures; reporting needed changes.Secures building and occupants by maintaining alarm and fire protection devices.Maintains system for conveying liquid & liquid waste by installing and repairing plumbing apparatuses.Maintains continuity between shifts by documenting maintenance actions; noting system or equipment irregularities requiring continued monitoring.Complete residents service requestsAssist with the organization and cleanliness of maintenance shop, Remove garbage dailyCommunicate to Maintenance Manager when supplies are neededMaintain, clean and organize garbage enclosures, dumpsters and/or garage compacter rooms. This includes deodorizing and power washing as needed or directed by manager.A member of an on-call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours and responsible for emergencies that may arise outside of normal business hours. Ie flood, fire, power loss, etc.Responsible to make sure property is always clear and accessible during snow falls*OTHER DUTIES AND RESPONSIBILITIES*Comply with all safety policies, practices and procedures. Report all unsafe activities to supervisor and/or Human Resources. Participate in proactive team efforts to achieve departmental and company goals. Provide leadership to others through example and sharing of knowledge/skills*SUPERVISORY RESPONSIBILITIES*This job has no supervisory responsibilities.*GENERAL SUPERVISION *Routine duties are performed with minimal supervision; standard practice or procedures allow Team Member to proceed alone at routine work; work is occasionally checked while in progress; work is reviewed upon completion.*QUALIFICATIONS To* perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.*MATHEMATICAL SKILLS*Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.*REASONING ABILITY*Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.*COMPUTER OPERATIONS*Very basic personal computer skills.*CERTIFICATES, LICENSES, REGISTRATIONS*None required.HVAC Certified is a plus.*PLANNING/ORGANIZATION*Prioritizes tasks, handling multiple tasks/projects simultaneously.*PHYSICAL DEMANDS The* physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
