The Property and Asset Management team (BPM) is responsible for executing each multifamily assetA$ cents A cents ' not A cents " cents s business plan developed in the acquisition phase of the investment cycle. BPM was founded on the belief that the successful execution of a propertyA$ cents A cents ' not A cents " cents s business plan can generate superior cash flow and value appreciation.The *Assistant Property Manager (APM)* works in accordance with established policies, procedures, and instructions of the Property Manager. The APM assists the Property Manager with the overall operation of the Leasing Office, including training staff, scheduling daily activity of office staff, leasing apartments, and maintaining proper records, as well as developing long and short-term plans of action.Responsibilities (Other duties may be assigned)A$ 'A' . Assists with day to day operations and management of the communityA$ 'A' . Executes a warm-call program to residents to ensure optimal customer serviceA$ 'A' . Ensures that paperwork is processed properly and submitted in the order that is required by policies and procedures of Bridge Property ManagementA$ 'A' . Answers telephone and greets visitorsA$ 'A' . Assists Property Manager with daily, weekly, and monthly report compilationA$ 'A' . Assists in preparing resident rent renewalsA$ 'A' . Approve and audit utility bills and monitor overage notificationsA$ 'A' . Reviews court list for accuracy, calls delinquent residents, prepares late lettersA$ 'A' . Send residents letter acknowledging their intent to vacate; process in the computer systemA$ 'A' . Complete related paperwork in an accurate and timely mannerA$ 'A' . Performs all other duties at the request of the Property ManagerA$ 'A' . Assists in handling customer relations that include complaints, special requests, move-outs, and advertising programsA$ 'A' . Ensures that assigned parking spaces are updatedA$ 'A' . May temporarily fill in for the Property Manager when necessaryA$ 'A' . Assists the Regional Manager and Property Manager in developing rental, marketing and advertising programsA$ 'A' . Assists with maintaining a well-organized Leasing OfficeA$ 'A' . Leases apartments which includes conducting rental inquiries and touring the communityA$ 'A' . Assists leasing team with paperwork, applications, and leases as neededA$ 'A' . Processes applications and leases into computer system as neededA$ 'A' . Participates in resident activities, open houses, and other events to promote the communityA$ 'A' . Must have total understanding of Fair Housing RegulationsA$ 'A' . Responsible for preparation and presentation of delinquent rent accounts in Rent CourtA$ 'A' . Flexibility in work schedule including weekend hours as determined by Regional and/or Property Manager may be required periodically to ensure adequate staffingQualificationsTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
