Facilities Maintenance Associate
This position is a hybrid between maintenance and facility management.
The technician will be responsible for performing various duties and responsibilities which require intermediate skills in HVAC, electrical, and plumbing.
HVAC –perform preventative maintenance tasks associated with fan coil units for individual units, filter changes, and checking for blockages in the condensation tray.
Electrical –responsible for changing bulbs or ballasts in common areas as well as in units.
Plumbing –responsible for diagnosing leaks and blockages and able to make necessary repairs. General knowledge of high-rise plumbing is required. Able to replace inoperable components or fixtures as needed (fixture cartridges, supply lines for toilets, snaking drains, and replacement of fittings). Capable of performing shutdowns on plumbing lines as needed. Technician must have a good working knowledge of valve charts and blueprints.
Must be proficient with basic computer operations (i.e., Microsoft Word, Excel, and BuildingLink.)
Respond to emergency maintenance requests as required. (This will be a shared responsibility among the entire maintenance department.)
Assist in preparing schedules for building maintenance and preventative maintenance programs.
Inspect common facilities to ensure areas are effectively maintained.
Maintain inventory of supplies, tools, and equipment required for repairs.
Perform inspection of parking garages to ensure that vehicles are displaying proper identification/decals.
Monitor contractors performing work within residential units to ensure that all rules are followed in accordance with building rules.
Maintain daily/weekly operation logs of all mechanical equipment. These logs will be submitted to the Director of Engineering.
