Project Manager Location: Washington, DC Salary: $120,000 + exceptional bonus potential Job Summary: Project Managers oversee the team effort to manage the concrete construction project, from start to finish. The PM must react and adjust quickly to changing conditions and come up with practical solutions for dealing with issues in a professional and timely way. PMs communicate with the team, management, GC's, as well as subcontractors and suppliers to ensure efficient management of projects. Supervisory Responsibilities: Team Leader, responsible for mentoring APM. Duties/Responsibilities: -Responsible for all project startup tasks, including kick-off meetings, GC coordination, subcontractor, suppliers, and submittals, construction constructability RFI's, and coordinating with field operations and other team members. -Create and update tracking logs and other bespoke forms as needed, following up on correspondence, managing two-week look ahead schedules, and oversight for critical path items. -Build and maintain up to date schedules that reflect on site conditions. -Create/update meeting agendas, record corresponding meeting minutes, and attend all project meetings (both on site and virtual) as assigned. -Generate/assist in budgets, schedules of value, change orders, and billing/requisition documentation. -Utilize tools provide to maintain strict financial control of the project, including requesting and scoping change orders. -Analyze and provide the financial reporting data for monthly job cost meetings for each assigned project. This requires knowledge of budgeting and cost projections. -Setup, coordinate, and manage projects of various sizes, complexity, and scope. -Substantial familiarity with concrete construction means and methods. -Assess monthly subcontractor requisitions for accuracy, appropriateness, and completeness and synthesize incoming data to determine ownership requisition amounts. -Coordinate with field and office personnel as required for day to day project operations. -Maintain professional correspondence with owners, architects, engineers, subcontractors, etc. -Attend company/department meetings, corporate training and professional development events. -Assist in preconstruction, focusing on scheduling and phasing, construction details and constructability, and subcontractor scope development. -Provide senior level management during construction to ensure that: -Project is on schedule and that appropriate action is being taken to achieve upcoming milestones. -Long lead/critical submittals are coordinated and submitted in accordance with the schedule requirements. -Change pricing is submitted timely and resolved . -Assist the project team with problem solving. Help develop the best (cost effective, aesthetically pleasing, time sensitive) solution to problems as they arise. -Other responsibilities as assigned. Required Skills/Abilities: -Knowledge of construction cost, scheduling, estimating, purchasing, and building principles. Must be able to read and interpret construction drawings. A working knowledge of scheduling software and project management software is helpful; proficiency in Microsoft suite; and familiarity with Bluebeam and Computer Ease desired. Travel Required: Frequent travel between office and jobsites, local jurisdictions, meeting locations Education and Experience: 5+ years related concrete construction project management experience required.
