The Real Estate Manager manages real estate activities for all aspects of commercial lease activity nationwide, including retention, disposition, acquisition of leased sites, broker selection, market analysis, budget preparation, financial analysis, rent authorization, business case preparation, and tenant/landlord relations. Inspects leased properties to ensure they meet organizational expectations and negotiates lease agreements. Collaborates with management to identify opportunities to streamline processes and to develop new procedures that support the business unit/department.

Responsibilities

  • Plans, organizes, and implements assigned projects. Determines resources needed, tracks budgets, determines scope and execution, tracks progress towards milestones, establishes timelines, and evaluates progress. Ensures adherence to internal and external quality standards. Organizes project teams and leads internal and external team members and stakeholders to deliver on project goals.
  • Manages all aspects of commercial lease activity nationwide, including retention, disposition, and acquisition of leased sites informed by market assessments.
  • Provides in-depth reviews of leases market data gathered during market analysis, information obtained through mapping tools, results of on-line records searches, information provided by municipality records division(s), and/or correspondence received from the transaction management vendor.
  • Demonstrates an understanding of key market conditions, such as comparable rents, competitive positioning and the current condition of the property including condition of the HVAC system, parking lot, exterior façade, roof condition, etc.
  • Liaises between tenants and Landlords, Facilities management vendor, internal real estate attorney and brokers. Leverages relationship with landlord for other maintenance and operational follow-ups
  • Participates in the formulation of a long-range real estate strategy plan including responsibility for the creation of an enterprise strategy.
  • Conducts site evaluations to determine space planning/design, repairs and renovations, including scope, execution, timelines.
  • Collaborates with internal and external stakeholders to determine business needs, business case preparation, and coordination of multiple decisions and project deliverables and to achieve project goals.

Qualifications

  • Completion of a Bachelor's or an equivalent in a related discipline and at least 8+ years of Real Estate Project Management experience.
  • Additional real estate, facilities or business operational credentials and/or certifications and professional writing experience preferred.
  • Ability to work effectively with others to gain respect, foster understanding of related issues, and build support for organizational goals.
  • Demonstrated ability to analyze data, prepare concise summaries, and provide sound recommendations related to complex issues.
  • Ability to manage multiple projects under tight time constraints, with attention to detail and consideration for people.
  • Excellent oral and written communication skills.
  • Incumbent will be expected to travel periodically.

Flexible Work Arrangement (FWA)

AARP observes Mondays and Fridays as telecommuting workdays, except for essential functions. Remote work and telecommuting can only be done within the United States and its territories.
