Conflicts of a traditional owner/architect/contractor arrangement don't exist here - this is an incredible luxury we're fortunate to have.As a member of Carmel Construction, you won't just be a part of the construction team; you'll be exposed to understanding how construction fits into the larger development landscape of fueling our company's success.Assistant Project Manageris responsible for assisting the Project Manager in reviewing development or redevelopment activities, as well as, once approved, performing day-to-day assignments of construction activities. Who you are:You're a pro at communicating on the page and in person, and you're great at building relationships. This comes in handy when interacting with senior executives, as well as when you flex your expert negotiating skills which have a real influence on others. Managing multiple projects under time constraints is no problem for you. Your strong analytical and decision-making skills are a key part of your success, and overall, you're highly committed to operational excellence.What you'll doAssist the Project Manager with the planning and daily execution of construction projectsMaintain project schedule as assigned by the Project Manager through managing submittal approvals, RFIs, coordinating the timely delivery of materials, and maintaining schedules and budgetsAnalyze drawings, specifications, proposals, and project site evaluation to assist Project Manager in developing schedules and tracking project costsWork with architects and provide ideas for construction and design during the project pre-development stageManage submittal log and coordinate submittals and coordination drawings with subcontractors and the SuperintendentAssist the Project Managers in the following activities:Job start-up including special procurements and long lead time itemsProject Buyout (ie, bidding process, bid comparisons, negotiations of contracts, purchase orders)Draft change orders to contracts and purchase ordersPrepare G-702 Draw, Payment Request to LenderInvoice approval process with ongoing projectsTrack the due diligence process and scheduling for projects under pre-development, as neededProvide input in the budgeting process for projects in pre-development, as needed. This will encompass both predevelopment and construction budgets.Manage, direct, coordinate the subcontractor's compliance with the Contract Documents as delegated by the Project ManagerAssist in the development of the site utilization planEnsure all documentation procedures are being followed (eg, as-builts, permit books, warranty books, insurance certificates, etc.)Assist Project Manager in the review and coordination of Loss Prevention, project Sustainability Action Plan (SAP) and Quality Control ProgramDistribute proposal change documents to subcontractors/suppliers and assist in collecting pricing and/or prepare change proposal requests for internal pricing reviewBe responsible for compiling and submitting owner-required close-out documents as well as assist subcontractors/suppliers in scheduling owner-required training and documentationConduct all business in accordance with company policies and procedures, state and federal laws (eg, OSHA, ADA, Fair Housing, etc.)What You'll BringDegree in construction management or civil engineeringProject experience on jobs in excess of $15 million eachMinimum 4 years work history in related field/positionProficiency in Excel, Word, MS Project/Primavera, and Prolog/Constructware (or equivalent)Possession of minimum OSHA 10 or 30 hour in the past three years and current First Aid & CPR trainingMultifamily experience requiredMust be able to successfully pass a pre-employment drug screen.We are an equal opportunity employer.
