OverviewGilbane Development Company looking for a Construction Manager (Owner's Representative) who has interest in managing residential projects and a strong desire to grow within a dynamic real estate development organization. The candidate must have a keen interest in the design and construction of student & multi-family housing (wood frame, podium, and wrap), learn to manage the day-to-day implementation of multiple projects and the desire to learn all aspects of real estate development. The majority of projects will be off-campus student housing projects at flagship universities throughout the United States. This position requires travel to these projects (roughly 1-2 trips per month for 2-3 days at a time).Responsibilities Coordinate with regulatory agencies to help facilitate entitlements, utilities, permitting/inspection activities, ensure timely compliance reporting, etc. Review plans/specifications for completeness/constructability, helping ensure they are properly coordinated among all disciplines and are appealing to the target market. Participate in design process and identifying value engineering opportunities, implementing an organized process to see that each one is thoroughly evaluated and promptly acted upon. Seek and evaluate new technologies, helping Gilbane continually improve its delivery process, value creation, and product offerings. Participate in the solicitation/review of general contractor proposals and preparation/review of construction contracts. Identify, organize, and oversee the implementation of all activities from groundbreaking to closeout, coordinating the efforts of the design/construction team, brokers, tenants, lender(s), and others. Assist with packaging/purchasing work as required, including low voltage systems and FF&E. Monitor/manage schedule on a regular basis, coordinating among the team to ensure on-time delivery. Monitor progress of the work, ensuring proper QA/QC, prompt responses to submittals/RFIs, etc. Oversee regular progress meetings among the project team and ensure that minutes are prepared. Coordinate/oversee third-party testing/inspection, commissioning, and punch list processes. Review safety plans from contractors, ensuring all internal and external requirements are satisfied. Review pay applications from contractor(s), and coordinate Gilbane's responsibilities to its lender(s) so as to ensure timely payment. Prepare monthly reports (internal). Serve as Gilbane's main point of contact for all construction/closeout activities, "leaning forward" to drive timely resolution of field issues as they arise such that schedule and budget are maintained. Travel requiredQualificationsEducation/Experience: 5+ years of prior construction experience Knowledge of multi-family building systems and costs (wood, steel, concrete structure), skin, MEP, etc. Demonstrated success with budget, schedule, and quality control Passion to learn and grow in the real estate industry with goal of growing from Project Manager to leading development transactions. Demonstrated leadership, management, negotiating, and motivational skills - a problem solver. Able to work independently, identifying/implementing the strategies/tactics to meet goals/objectives. Excellent verbal and written communication skills, both internal and external to Gilbane. Competent in using Microsoft Excel, Word, and Project.
