Please note: This role requires a minimum of 3 days per week in our office, which is located in Arlington, VA. LEADERSHIP : As an executive leader for the asset management team of BM Smith, the Director of Asset Management is an integral member of a service-minded leadership team with a focus on the owners of various managed entities as their primary "customer." The Director of Asset Management is entrusted with understanding the potential of the variety of assets owned and managed by BM Smith and developing systems to connect LLC Managers with information that supports savvy, multifaceted Asset Management decisions. The guiding purpose is to contribute substance to the foundations of the strategic planning process for each asset, overseeing excellence in the management of both internal, historical information and communications pertinent to each entity, as well as completing vital reconnaissance work in the realm of real estate and asset management trends locally and nationally. Concise communication, analytical skills, and meticulous attention to research and organization will enable this individual to provide regular entity updates and accompanying analysis on various assets managed by BM Smith owners. Additionally, this individual must be mindful of changing market opportunities and economic factors affecting the performance of the properties within our portfolio. This individual will partner with other corporate team members to analyze financing opportunities, remain knowledgeable of capital markets, and ensure seamless acquisition or disposition of property. BM Smith harbors a generously collaborative nature, requiring this role to partner with other department heads (Operations, Finance, Maintenance/Construction, Development) on an ongoing basis to develop strategy recommendations, record keeping, research and reporting which actively enhances asset management decisions, as BM Smith works to create a second century of excellence. The Asset Manager should model these characteristics while providing impeccably researched analysis of financial data to provide owners with recommendations for action. SPECIFIC AREAS OF RESPONSIBILITY: Asset Management Administration * Oversee the operations of the portfolio's real estate assets including weekly calls to review project status, answer project manager questions, and coordinate appropriate follow-up on notices from municipalities and other service providers. * Develop effective relationships with ownership to understand owner priorities and perspectives on the various assets managed by the company. * Work with asset management partners to assure needs and information requests are addressed swiftly and with all possible accuracy. * Provide customer-focused support to internal and external Asset Management collaborative relationships * Work with management partners to assure the submission of required monitoring and compliance information * Provide responses to basic information requests from partners. * Compile information from disparate departments and conduct research as needed or requested * Partner with corporate leaders to design and brand corporate reporting documents for both internal and external communications. * Perform management information reporting, including the collection and assembly of data from all departments. * Analyze and provide context for information including occupancy, delinquency, property assignments, rent increases, year-end audits, property information sheets, employees, association memberships, troubled properties ongoing maintenance, and other topics as assigned. * Include accurate and well-researched financial data and photographic progress updates. * Assure timely and accurate completion of all administrative responsibilities. * Draft correspondence and prepare formal materials for presenting information to investors, making capital calls, and other correspondence as assigned. * Coordinate scheduling for meetings pertinent to asset management work. * Manage the preparation of materials for presentations including graphs, spreadsheets, and other reporting tools. * Take the minutes and prepare draft minutes of asset management meetings. * Complete other administrative and communications work as assigned. Financial Analysis * Provide in-depth financial analysis with respect to net cash flow, trends and costs. * Assist the owners with the financial analysis and due diligence related to the acquisition and disposition of assets. * Assist the managed entities with financing. * Utilize valuation knowledge to review external valuations and to provide internal valuations for the portfolio. * Forecasts income and expense projections, capital requirements, risk-return analysis and hold/sell recommendations. * Source and underwrite new commercial and multi-family real estate redevelopment opportunities, preparing investment analyses and presentations for investors. Strategy & Compliance * Review and interpret legal documents, such as loan agreements, guarantees, and promissory notes, and coordinate with borrower(s) and staff to ensure the loans remain in compliance. * Monitor and provide input / support for company strategic planning. * Partner with corporate leadership to negotiate property management, leasing, and construction contracts. * Recommend and analyze investment strategies for the BM Smith portfolio. * Perform regular compliance tests for loan covenants (Debt-Yield, Loan-to-Value, DSCR). * Manage and complete internal property inspections for multi-family and commercial properties. * Partner with Operations team members to develop and execute property-level strategies for leasing, operations, and capital expenditures. * Assist with the development and implementation of business plans, including analysis of various scenarios and alternatives. * In partnership with the Controller, interface with lenders to * Obtain SNDA's and Estoppels from tenants * Obtain partner's personal financial statements, if required * Understand and comply with loan terms and conditions by generating rent rolls, cash flow statements, and year end financials * Coordinate with property managers to be responsive to lender inquiries QUALIFICATIONS * 5+ years of experience within Asset Management, Property Management, or Commercial Real Estate preferred. * Bachelor's degree from accredited college or university in related field preferred. * Advanced knowledge of real estate finance terms and principles. Demonstrated ability to conduct financial analysis and calculate intermediate figures such as percentages, discounts, and commissions. * Ability to comprehend, analyze, and interpret financial terms of lease documents, contracts, property purchase/sale agreements, construction contracts, and loans. * Advanced skills with Microsoft Office Suite; experience with financial modeling using Excel models. * Competence adopting and implementing new software systems. * Strong interpersonal and written communication skills with a respectful, positive, professional presentation style. * Ability to effectively present information and provide timely, reliable, courteous service to internal and external customers. * Strong analytical and problem-solving skills. * Strong initiative, work ethic, innovation and entrepreneurial spirit. * Proficiency in lease, sale, and acquisition negotiations. * Ability to travel. * Ability to fulfill ongoing mandatory education and training as necessary.
