The Maintenance Manager is responsible for supporting the leadership of community leasing processes and operations. The position is responsible motivating community staff members to provide exceptional service to residents and maintain a high level of resident satisfaction. Essential Functions And Position Responsibilities * Recruit, hire, onboard, train and supervise all maintenance associates and conduct regular performance appraisals. Provide feedback to associates with the assistance of the Community Manager, * Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents, * Inspect the community and grounds regularly and identify any areas in need of repair, * Maintain grounds, coordinate lawn service and other outdoor grounds service from approved vendors as needed, * Must maintain the electronic record keeping for community maintenance requests and issues according to specifications using mobile technology, * Respond to all repair requests and maintenance concerns from residents and staff, * Coordinate preparation of apartments for new residents, * Ensure proper removal and disposal of trash, * Ensure that all maintenance items are properly and safely stored to prevent injuries to residents, associates, and visitors * Respond to survey items as requested by Community Manager, regional leadership team * Attend required meetings and training programs, * Provide after-hour on-call service along with maintaining the on-call schedule for the maintenance team, * Have knowledge of and follow all safety/OSHA Requirements, * Additional duties as assigned. Education and Desired Competencies * High School degree or equivalent required, * 2-5 years' previous maintenance experience preferably in a multi-family housing environment, * Experience supervising a team preferred, * EPA and/or CPO certifications may be required in many communities, based on staffing levels * Must have understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems, including ability to read and understand diagrams, such as HVAC wiring, etc., * Must be proficient in computer skills, email, Microsoft applications and mobile maintenance technologies, * Must be available to work flexible shifts, including days, evenings, weekdays, and weekends, * Must demonstrate support of Bell Core Values, * Must demonstrate ability to provide exceptional customer service, * Must demonstrate ability to successfully work on a team, * Must be able to clearly communicate both orally and in writing, * Must have a valid Driver's License with reliable transportation at all times, * Must have strong interpersonal skills; ability to get along with diverse personalities; tactful; mature, flexible, * Must have strong time management skills and ability to multi-task required, * Must present a professional image, * Must be resourceful and well-organized.
