Experienced Property Manager sought for luxury high-rise resident-owned, pet-friendly building in North Arlington. This beautiful building features 150 units, parking, a community room, and other amenities; is within walking distance from the Orange/Silver lines, restaurants, entertainment, and shopping.

In this position you will use your well-honed skills and experience to manage the building's day-to-day operations; oversee a part-time engineer and admin/concierge staff; work in partnership with the Homeowners Association Board and property management firm; manage capital improvement and replacement and routine projects; oversee vendors and contractors; manage vendor contracts and bid process for new and renewing contracts; enforces occupancy policies and procedures and respond to violations; respond to and manage emergency situations such as floods, fires, power outages, and weather events; provide advice, guidance and respond to resident requests, attend monthly board and annual association meetings and other duties as they arise.

Qualifications:

At least two years of property management experience working with Homeowner Association Boards. Experience managing routine, replacement, and capital improvement projects; Provide input based on your experience to the Board of Directors. Experience managing on-site staff, vendors, contractors, contracts, and tracking invoices and budget expenditures. Have excellent written and verbal communication skills and the ability to resolve conflicts.

Technical Skills:

Proficiency with the complete Microsoft Office suite (e.g., Word, Excel, Outlook, and PowerPoint) and comfortable and eager to learn new computer software programs. Proficiency with property management software such as Yardi and Building Link - or similar programs; ability to hold absolute confidentiality and discretion regarding privileged and sensitive information.
