Watchdog Professional Search is currently representing a successful and growing real estate investment firm that is looking to build out their internal project management team. The new Construction Manager will work with a small team of construction and property management professionals. The role will focus on construction from the planning phase through completion of projects on behalf of commercial office, senior living and industrial properties in the portfolio. Because of the work with existing properties, past experience supporting capital construction projects and a strong understanding of working with tenants is required.Job Responsibilities:Management of the companies Virginia portfolio of owned and operated commercial spaces. Actively communicate with and manage tenant relationships during relevant construction.Oversight of the construction, construction administration, and project closeout by effectively managing budgets and schedulesLiaise with and coordinate architects, engineers, contractors, and other vendors required to coordinate landlord and tenant work.Draft and review construction exhibits, read and review plans and specifications, and manage the project from pre-development through lease negotiation and execution, onto preconstruction, design, construction and closeout.Travel to Virginia properties as required for projects.Qualifications: Bachelor's Degree in Engineering, Construction, Architecture or a related field.Minimum of 4 years of project management experience working with either a real estate developer, general contractor or in a construction management role overseeing commercial improvement projects.Knowledge of relevant building and permitting laws, project contracts, leases, change orders and other related documents.Detailed financial knowledge related to development projects. Ability to create detailed budgets and make changes as needed to project costs.Strong team mentality with the ability to work cross functionally with internal teams as well as external partners and stakeholders.Ability to work 4 days on site at an office in Virginia in either Chantilly or Richmond.
