Job Announcement

Provides leadership and is responsible for the overall management, development, and mentoring of staff assigned to a space planning team. Manages space planning tasks/projects from conception through occupancy. Responsible for the complete development of documents associated with full performance space planning designs and tasks. Prepares space project designs, plans, specifications and estimates for various end users for a portfolio of over 240 structures. With minimal supervision manages tasks from conception through installation completion. Coordination with other trades including but not limited to HVAC, structural, electrical, and architectural disciplines. Use advanced planning concepts and objectives to resolve complex issues and provide expertise and assistance to Space Planner I's. Provides analyses related to proposed space moves/renovations to ensure overall county objectives are met. Develops space programs, feasibility programs, concept layouts and other planning materials. May supervise employees. Works under the guidance and general direction of an Architect/Engineer IV or Project Manager II.

Note: This position is considered essential personnel, on-call or alternate shifts may be necessary to complete work assignments.

Employment Standards

MINIMUM QUALIFICATIONS:

Graduation from an accredited four-year college or university with a degree in, architecture, interior design or a related field of study;
Plus four years of experience in architecture, space planning and/or facilities planning and management, interior design, or a related field. A masters degree in interior design, architecture or a related filed may be substituted for one year of the required
experience.

CERTIFICATES AND LICENSES REQUIRED:
A valid driver's license.

NECESSARY SPECIAL REQUIREMENTS:
The appointee to this position will be required to complete a criminal background and a driving records check to the satisfaction of the employer.

All newly hired employees are required to be fully vaccinated against COVID-19 (two weeks after the last required dose) as a condition of employment or obtain approval of a medical or religious exemption prior to their start date. Proof of an exemption or vaccination status will be required during the pre-employment onboarding process. New employees who obtain an exemption from the vaccine mandate for medical or sincerely held religious beliefs may be subject to a weekly testing requirement. Vaccinated employees and employees with a medical or religious exemption will complete the attestation online on their first day of employment or shortly thereafter.

PREFERRED QUALIFICATIONS:
  • Five or more years' demonstrated history directly responsible and accountable for management and supervision of full performance space planning design and construction projects in occupied buildings greater than 100,000 gross sq ft., per building to include low rise and high rise (5 stories or more) buildings with individual project budgets over $100,000 involving multiple trades.
  • Five or more years' demonstrated history in interpreting and applying building codes and regulations.
  • Proficient in reading building architectural and engineering plans.
  • Five or more years demonstrated history in the full performance responsibility for a portfolio of complex commercial building space planning projects in occupied commercial facilities including but not limited to: development of contracts, authoring scope of work, financial oversight, design development, submittal approval, RFI responses, construction quality, safety performance, oversight of quality metrics and quality performance, firm/contractor selection and oversight, oversight of project documentation and project schedule, and risk mitigation.
  • American Institute of Certified Planners certification.

PHYSICAL REQUIREMENTS:
Must be able to communicate by phone. Must be mobile to access active construction sites and areas. Ability to climb ladders, access tight spaces, crawl, reach, lift 25 lbs, push 25lbs, etc. Dexterity to use hand tools. Wear personal protective equipment such as safety shoes, eye protection, safety vest, etc. Vision to see detail drawings, construction and discern color. Must drive a motor vehicle. Must communicate with others verbally and in writing. All duties performed with or without reasonable accommodations.
