Overview This position reports to the Community Manager and is responsible for performing a wide range of property operations functions at the HOA's managed assignments. Responsibilities The Maintenance Technician regularly performs these duties: * Maintain the cleanliness of the community grounds, office(s), amenities, and parking lots. Maintain the exterior of the community including landscaping duties, snow removal and pressure washing. * May be assigned service requests at manager's discretion and ensure they are completed professionally and accurately within a specific timeframe. * Update the status in the maintenance work order system or to your manager as directed. * Perform and execute preventive maintenance service requests as directed. * As an employee who interacts very regularly with residents, you will work to establish and maintain good relations with residents, prospective residents, all customers, vendors and co-workers. Y * ou will use your communication skills to interact in a courteous and professional manner at all times. * Maintain life safety equipment including but not limited to sprinklers, emergency generators, fire panels, smoke detectors, CO detectors, etc., including testing equipment as required. * You will ensure there is a safe, clean and organized work environment (ie shop, pool maintenance room, storage areas). You will utilize all reasonable safety measures and precautions. * Takes the lead in performing tenant requested repairs and preventive maintenance tasks at the property or oversees appropriate contractors, ensuring a quality and complete response to each task. * The Maintenance Technician properly utilizes the firm's work ticket system to promptly respond to, document his/her activities and then close out each assigned task * The Maintenance Technician regularly inspects each property and its major systems in order to detect, diagnose and address any deficiencies noted. * This position participates with other maintenance personnel in a rotating after-hours or emergency response program and responds to situations accordingly. Qualifications This position requires:1. High School diploma or GED required. Prior industry training, certifications or trade license(s) preferred.2. A minimum of three (3) years of related experience required.The successful incumbent will have:1. The person in this position must be able to safely work with his/her hands on a variety of building equipmentranging from simple doors and locks to complex electrical and mechanical equipment. This person will alsohave a focus on delivering a high level of customer service, be well organized, possess excellent timemanagement skills and be a good communicator. Being proficient at using a computer and basic officesoftware is also required.
