As a member of Carmel Construction, you won't just be a part of the construction team; you'll be exposed to understanding how construction fits into the larger development landscape of fueling our company's success. Working as a Superintendent You will be responsible for supporting construction and development activities and providing day-to-day onsite field supervision of one project. This responsibility includes managing the onsite field employees as well as third-party vendors and contractors who have been selected to support the company in the execution of the project. Project: 500 Unit 15 story multi-family high-rise concrete building 2 levels of parking below grade In the heart of DC What you'll do Be responsible for scheduling, contract negotiations, and project oversight for property construction Be responsible to review scopes of work for all contracts. Be responsible for the safety conditions on site as well as ensuring compliance with all OSHA and local safety regulations Manage the activities of multiple contractors and conduct weekly meetings for critical path subcontractors as needed. Follow established guidelines and procedures to increase communication and overall efficiency Participate in the planning process by providing scheduling, constructability reviews and logistical information to property developers Pre-qualify contractors Conduct Preconstruction meetings with the SPM or PM as Subcontractors come to the site. Establish and monitor construction schedule with updates weekly Establish and monitor quality control requirements Perform onsite inspections to ensure standards are met and construction adheres to plans and specifications Track and monitor construction progress through site reports Ensure positive coordination and liaison between contractor, purchasing, and opening units Obtain certificates of occupancy and all required documents and inspections to get to CO. Manage and respond to all 3rd Party Inspections for the site. Ensure project costs are aligned with approved budgets; review contractor invoices and change order requests Ensure positive communication and team orientation with members of Development Team, Construction Team, and Residential Services Oversee, train and mentor other Superintendents and Assistant Superintendents. Function as primary liaison between Design, Property Development, Real Estate, and Construction on specific concept items Attend work as scheduled to support the ongoing success of the company Mange close-out and warranty as required for full close-out of the construction project. Be able to manage a high-stress work environment. Other duties, responsibilities, and special projects as assigned Managing others In this role, you'll hire, manage, and direct the career development of your team. You'll ensure your team has the appropriate technical skills, tools, and facilities in order to competently perform their roles. And of course, you'll manage the overall performance of employees through the company's performance review process. What you'll bring 10+ years experience in Construction, Civil Engineering or related field 6+ years experience in Residential/Multifamily Construction Project Supervision is a must 8+ years experience managing others Extensive computer knowledge: Windows (Word, Excel, PowerPoint, Access), internet and e-mail Working knowledge of construction and project management software Possession of minimum OSHA 30 hour in the past three years and current First Aid and CPR training Employees in this position must be fully vaccinated against COVID-19 prior to their start date, and must remain fully vaccinated throughout employment, including via receipt of booster doses as recommended by federal, state, and/or local health authorities, unless an accommodation is granted for medical or religious reasons in accordance with applicable law.
