DEVELOPMENT MANAGERJOB SUMMARY:MVP Equities specializes in Ground up multifamily mixed-use projects and opportunistic investments. Current development types include multifamily market rate apartments, hotels, retail and Value Add Apartments. Target developments are between $30 and $120-million in total project cost. The core responsibility of the development manager is both project management and asset management during the pre-construction, construction, stabilization, on-going management, and disposition of developments. The role requires a self-motivated, resourceful, and goal-oriented professional who will work closely with senior management and take ownership of any task. The firm focuses on large and highly complex projects with institutional equity partners but is lean by design so the applicant should be comfortable in a small but high-pressure office environment.This is a results-oriented position where success is required and well rewarded. It is also an opportunity to join a sophisticated, successful, and entrepreneurial development firm as it begins a significant expansion.RESPONSIBILITIES:General asset management for properties during predevelopment including overseeing several 3rd party property management companies for a portfolio of approximately 750,000 SF of existing commercial spaceManage all aspects of predevelopment, design, and construction of real estate projectsAbility to interpret and follow complex JV partnership agreements and loan docsAssist in receiving entitlements and building permit approvals for projectsCore project management tasks of managing all parties to implement the development plan on time and within budgetStrong financial modeling and analysisNegotiate leases and manage ongoing lease obligationsOrganized filing of project documentationManage equity/loan draw processOversee progress and financial reporting to lenders and investorsClosely work with consultants to review all plans to ensure that they have been optimized for code, cost, and scheduleDevelop and monitor budgets and schedules for projectsBid allA' construction projectsA' and select contractorsWork closely with accounting group on budgeting, cost tracking, AP/AR, and managementQUALIFICATIONS:Graduate degree in business, land planning, construction, finance, or real estate development is preferred but not required7+ years experience with a track record of success in project management and/or asset management and/or financial analysis in a sophisticated development or institutional environmentVery high proficiency in word processing, financial analysis, and Microsoft ExcelUnderstanding of construction costs and commercial operating costsPreference for experience in multiple asset classesExisting relationships with San Diego third parties is preferredAbility to create and develop budgets and schedulesAbility to execute in ambiguous situations and without explicit instructionsExcellent analytical and organizational skills
