Provide supervision of the Contractor's personnel assigned to fulfill the requirements of this contract. This includes, but is not limited to, the performance and control of the administration, operation, maintenance, and repair services. Supervises contract related tasks and projects as assigned by Project Manager. Provides technical support and coordination for non-routine repairs and/or replacements. May supervise Subcontractors in performing this work. Responsible for commissioning and assisting MAA with acceptance testing. Responsible for reviewing administration design drawings and making suggestions on contract related elements.Responsible for providing assistance to the Shift Supervisor in the day-to-day operations and maintenance, performance, supervision, and control of services provided under this contract. Ensure that these services are performed in an effective and efficient manner.** This position is contingent upon contract award. **Responsibilities:Backs up the archive, METASYS system on a monthly basis and assist in setting up the operators and supervisors log.Independently perform such activities as replacement of circuit boards, taking test readings, using tools and common test instruments in the repair of electronic equipment.Independently read, analyze, and interpret electrical and electronic schematics.Operate electronic test equipment and hand tools.Understand, troubleshoot and repair low voltage control circuits. Capable of climbing on and over installed mechanical equipment.Must be able to pickup 50 pounds.Must be physically able to climb ladders.Shall be capable and licensed to drive a motor vehicle.Capable and available to perform 24-hour, standby emergency serviceCapable of communicating clearly in English both in written and verbal forms.Possess adequate sight, hearing and speaking capabilities to maintain a safe working condition and be able to distinguish wire colors and component color codes.Capable of providing training for operations to Administration regular and contractual employees from time to time as conditions dictate.Providing management with detailed monthly job reports to ensure accurate information of job status.Fully knowledgeable about building automation and energy management system at BWI and MTN, and capable of adding, deleting and modifying control/monitoring points to the existing Extended Architecture (EA) METASYS system.Capable of programming, maintaining and managing EA METASYS related database, including but not limited to report generation and documentation of system operation at both BWI and MTN.Capable of assisting the Administration in review process of ongoing and construction projects at BWI and MTN.Perform monthly backup of database for BWI and MTN Building Automation and Energy Management systems.Perform additional duties as determined by the Administration or designated representative.Knowledgeable about Graphic Programming Language (GPL) and able to troubleshoot and write programs.Develop and maintain an equipment Preventive Maintenance tem/Program using MAXIMO.Qualifications: Employees in this classification must possess or be capable of possessing within 120 days of Notice to Proceed, a current state license as a Stationary Engineer, First Grade or a Journeyman HVACR license from the State of Maryland Department of Licensing and Regulations. Time to obtain one of the licenses may be extended only if other senior management staff holds that license. Must have a minimum of five (5) years field experience in commercial HVAC Systems operation and repair and maintenance, experience with HTHW/chiller and Control Systems similar to that at BWI.Must have a minimum of three (3) years' experience in managing and supervising personnel in a service-oriented industry.Must be capable of working flexible hours to include after normal business hours and weekends.Must be proficient with Microsoft Office package.Must be capable of communicating effectively, in English, with representatives of the Administration and tenant organization.Must be capable of writing effectively in the preparation of reports and forms.Must be capable of reading mechanical, pneumatic and/or electric control schematics and blueprints.Must have a strong background in operation of building automation systems and the ability to direct other employees and shift Stationary Engineers in the operation of the systems.Must have a strong background in troubleshooting, operation, replacement, repair, and maintenance of HVAC systems and controls.Must possess within 120 days of Notice to Proceed a State EPA and USEPA approved universal certification to work on air conditioning and refrigeration equipment, including chillers (R11, R22, HFC134a, and HCFC123).Must be able to pick up 50 pounds.Must be physically able to climb ladders.We offer our employees a competitive salary and comprehensive benefits package and are always looking for individuals with the talent and skills required to contribute to our continued growth and success.
